Once again I have been completely swept off my feet and into Dogwood Lane. I have been eagerly awaiting Penn's story and I could not have been more thrilled at how it all unfolds.

Penn Etling is first and foremost a player. Settling down is not even remotely close to registering on his radar. Enter Avery Perry. Penn is determined to have Avery notch his bedpost but over and over she turns him down flat. Little does Penn know if he could get her to say yes it would be a second chance because he doesn't remember that they've already had a first night together.

Avery fled LA to find herself and to find her place in the world away from her famous family and the tabloids of Hollywood. She wants what every girl wants; a good man to settle down with and she won't be setting on anything less. Even though she's still drawn to Penn she repeatedly turns him down. Eventually he wears her down and she gives in. But she still hasn't told him about their past and wonders what will happen when he finally finds out.

I love small town romance and there's no better place to get lost in than Dogwood Lane.

Finally!
Penn's story!
I can't tell you how much I've been looking forward to his book! He's so funny and witty and has some great one liners.
The banter between Penn and Avery is hilarious at times, he likes to speak his mind no matter what it is.
Avery i liked her, she was a little hard to read at first but the more you find out about her the more you like her, well i did anyway.
Penn as i said before was funny and i loved him from the moment you meet him in the previous books, he's that friend that can't wait to see settle down and get knocked on his behind.
I've really liked this series but this one has to be my favourite.

Well worth the wait! This is the 3rd book of the series and my goodness did the author give us a perfect story. Playboy Penn did not see this coming at all. Who knew he had such a golden heart hidden under all that innuendo?

He does not have any experience with a woman like Avery. She actually turns him down. But watching him make it worth the time and effort to win her heart---so swoon worthy! Avery has some baggage as well. Once they both work through their issues, the chemistry really pops.

Loved seeing his friends and the previous couples from the series. Loved all the secondary characters in this quirky small town. I would be totally happy if the series ended here. but if you have at least one more in you, I would gladly read it.

Penn didn’t know what he was looking for until he found her!

Penn Etling had a playboy reputation in Dogwood Lane but the only girl that actually understood him was Abby but she disappeared after a one night. No one expected much of Penn beyond being a friend because he helped everybody that needed help even without them asking. Avery Perry left Los Angles to live with her aunt because she was tired of the superficial people using everyone to get ahead including her movie star mother and director father and she needed to get away from it.

Penn knew there was something about Avery but what he didn’t know that she was the girl that had left. I’ve been waiting for Penn’s story because he’s been the best friend/sidekick throughout the series and he needed to get his HEA especially in this series. Adrianna Locke has written a very good series that make people want to live in a small town where everybody knows you and your family.

Having read the rest of the series, I was really excited to read the latest Adriana Locke. As per all her other books, this did not disappoint! Penn’s story was great and to get to the bottom of his character. Fantastic read

Oh Penn! Ive been waiting for his book since this series first started, and I really enjoyed it! Sweet, sexy and some scorching hot chemistry and a really enjoyable storyline. Sad to see the end of this series!

I how I love Adriana Locke's writing, I devoured this book in one day I was hooked from the start and could not put it down. My husband did not get a look at all day. Trouble was not just the title of the book it was what I was in as well.

The author knows how to write her leading man with so much depth, sexiness show through the pages of this book. The banter between all the character was wonderful and have a real family/small-town closeness that made you feel a part of the story at times.

Penn is so swoon-worthy and fun-loving and, Avery is determined and hilarious they are so perfect for each other you can not help but fall in love with them both. Penn is a playboy looking for fun and no strings attached. Avery has upturned her life completely to find, peace, happiness and true love.

Can opposites attract and stay connected?

Dogwood Lane is a town I feel at home in and love to come back again and again.

Trouble is a must read. I’ve been waiting for Penn’s story for so long and boy I’m so happy to finally read it!
Penn is such a player, picking up girls all around town...but all one night stands...no relationships with him.
Avery moves to town to get away from trouble but it appears trouble just finds her in a way of the desirable carpenter Penn.
The banter between them is hilarious and their attraction is off the charts. Great easy read that I highly recommend!

Penn and Avery were so adorable! I loved their back story and then I loved even more how they slowly unraveled each other. Their friendship blossomed into something so beautiful. This story is full of heart and warmth, new friendships and old friendships coming together. Love this series!

I love small town romances and I was excited to read Trouble book 3 in the Dogwood Lane Series and let tell you this is a book you will want to read, it was everything I expected and more.
This is Penn Etling and Avery Penn’s second chance at romance and it’s everything you want in a great read, it’s emotional, it’s funny and it’s full of love and romance.
I loved Penn and Avery after all what’s not to love about a swoon worthy hero and a sassy, funny heroine. This couple ticked all my boxes and I’m sure they will tick yours as well.
This author really paints pictures with her words and she brings Dogwood Lane to life, her characters are easy to connect with and are stories are well written and I highly recommend this book and this series. All that’s left for me to say is please one click this entertaining enjoyable read.

Wow! Freaking loved Penn and Avery's story! My words can't begin to describe how awesome this book is. The writing was flawless and heartfelt. As different as they were their relationship worked. I loved seeing how Penn slowly changed his ways and how fiercely loyal he was to those close to him. Fantastic read for 2020!!

This book... it was so good! The writing flowed well, and the banter between Penn and Avery was very well done. I loved Penn! I just wanted to hug him and tell him he was good enough :) Avery was strong, and I loved that she knew what she wanted and stuck to it. The chemistry between Penn and Avery is there right from the start, but this is a slow burn. They don't get together until about 70% of the way through. Although I wanted to hug Penn, I also wanted to smack him and tell him to get his head out of his a$$! Matt did a great job of that though, and I was SUPER happy to see Penn take his advice. The ending was very sweet, and I thought it was perfect for these 2. I definitely recommend this one!

Oh Penn. You so fine. You blow my mind. 🤣🤣 i reallyyyyy loved Penn and his sweetheart ways. So good of a guy! He doesn't even realize it. But i love him. And i loved Avery and i love how she made him work for her attention not just giving in to his charms. But i loved seeing the folks of Dogwood Lane again. I really hope we get Matt's story.

Penn Etling is Trouble with a capital "T"...at least to ladies' hearts. He is more of a one-and-done than a happily-ever-after type of guy.

Avery Perry just moved to Dogwood Lane from LA and is working in her Aunt's beauty shop. One look and Penn knew he wanted more. But what he does not remember was that ten years he already had his one with her...and for her she knows it needs to be done. So she is going to try hard to resist him this time.

But Penn is charming, charismatic, seductive, and oh so persistent. He wants her...at least for some fun. But Avery is trying to start a new life and it does not involve a meaningless frolic.

I loved their fast, furious, witty, and flirty banter and undeniable chemistry. I liked that she knew their past, but he was not putting the pieces together.

She is a challenge to him. He is the bad boy she should protect her heart from. Challenge accepted. Advances rejected. Then they are walking the line between friends and attraction. But Avery knows her own worth and does not want to settle for less anymore. But will she or his friends be able to convince Penn that the is worth more too? My heart hurt for Penn and how he was conditioned not to believe in himself and was always expecting the fail. And Avery can be patient, but still has her own insecurities as well.

This is fun, sexy, and sweet, and has just enough angst and emotional turmoil. I loved seeing under Penn's easy-going playboy facade to get to his softer heart. It brings back the crew from the first two books and gives you the feeling of coming back home. They are a self-made family of friends that love to taunt and push each other, but at the same time have each other's backs. I hope Matt's story is next!

Penn Etling is the quintessential one night playboy... good looks and a good heart he is also a magnificent friend. When Avery Perry comes to town she runs into the boy she knew ten years ago... mum is the word when he doesn’t remember her. Her choice is to befriend him instead... we all know this is not what Penn wants...
He is insanely attracted to her. What unfolds is downright entertaining.

Absolutely love this book and this series. The Dog Wood Lane series is so good, I want to love there it’s such an adorable community. The characters Adriana writes are so lovely, but relatable and have very real flaws, just like Penn. I loved the fact she didn’t wave a wand over him and make him perfect and cope with everything, I love the fact he struggled, it’s so real. These books are heartwarming romance but done in a realistic way, I just love Adriana’s characters and stories. These books make you smile and feel better about life.

It started out well with the banter but then at about 30% in, I was over the innuendo between Penn and Avery. We get it already. He's sexy and he knows it. Just felt like every other line was them trying too hard to be funny or cute and it began annoying me so much I was tempted to put it down. I decided to power through (mostly because of Matt) and skimmed a bit but then the switch happened and I began enjoying the characters again. Adriana Locke is talented but this one felt like it could have used some tightening up with a "less is more" on bantering every. other. page.

The characters themselves were interesting and I enjoyed the backstory. They had chemistry too. I'm hoping we get a Matt, Claire and Jake story.

I do recommend but if you're like me and the redundancy gets on your nerves in the middle, keep going because it should pick back up again. 3 stars seems too low and 4 too high so I'll settle on 3.5 rounded up.

I have been eagerly awaiting Penn's book in this series and I'm so happy to report that it was very much worth the wait!

Penn Etling is that small town guy that everyone likes; the guys want to be friends with him and the women just want him. He's a stud and while he knows that, he also is terrified of commitment. He didn't have the easiest childhood and like most of us, he was effected by things he endured.

Avery Perry is looking for somewhere that she feels she fits. She's lived in California for years and she was tired of the fake people in her life and so she's come to the one place she has good memories. She's going to be living and working with her Aunt and she's also given an opportunity to do some artwork for a new local project.

When Penn and Avery meet, the chemistry is immediate. The problem is, both Penn and Avery know what they want - he wants to continue his "playboy" ways and she wants forever. As they become friends, things begin to change, but are they going to be on the same page as things progress?

I absolutely loved the witty banter, the teasing and most of all the connection that Avery and Penn shared. Avery knew exactly what she wanted, but the revelations that Penn had also made me swoon for him. This book, and Penn, were definitely worth the wait!

'Trouble'.....was very inquisitive about the title and then got excited by the blurb.

I wanted to get into this chemistry between Avery and Penn. I realised later that this book is part of a series but this can be read as a standalone too. I loved the dynamics of the people in the town so much that I will definitely read the others in the series at a later date.

Penn, although comes across as a playboy and always ready to mingle has a sad childhood. Avery, very confident, witty and smart has had relationships where she always felt used. The author brings these two characters together and takes us on a journey of them discovering each other and also discovering their inner thoughts that are holding them back. In the process I fell in love with Harper, Matt, Dane, and all other friends.

I liked the best is how the author articulates the thoughts of each protagonist and how me as a reader could know where they are coming from and why they behave the way they do without holding any judgement.

The story did feel a bit stretched in the middle but never a dull moment in Avery and Penn's life.

I would recommend this book to all readers who love to read romances with a good storyline and where the characters may seem a bit flawed but work through it.
