After losing her grandmother, Noelle sets out to find her grandmothers lost love. She then embarks on a road trip to visit the places they never got chance to, unfortunately accompanied by her high school rival. Will this be a second chance for them?

A perfect book for the holidays, when you can lie back, warm to the characters and enjoy the predictability. A lovely angle with the exploration of relationships with grandparents, parents, siblings and old school friends, and the reality check that life does not always go the way that we plan.

This seemed like a cute summer romance, which I've definitely been in the mood for recently, but You, With a View ended up being so much more than that. I wasn't sure about the TikTok element to the book, as I'm not a huge fan of integrating technology into the story, but I thought this was done really well, and was used thoughtfully by Joyce to help grow Noelle's relationship with Theo, and his grandad Paul, and also lent itself to helping her realise what she wanted to do with her life following on from her grandmother's death. Another aspect of the book I really appreciated was the fact that Joyce made the decision not to have a dual narrative - it feels as though multi-generational stories are always told from both perspectives at the moment, and while I do think they can be done very well, it was refreshing to remain present in Noelle's life while giving the character of Paul the responsibility of telling her grandmother's story second-hand. I will definitely keep an eye out for Joyce's next work!

this was so good!

this story follows noelle as she tries to find out more about her grandmothers life. as a result, she is met with paul, her grandmothers former lover and his grandson, her childhood academic rival.

the trio embark on a road trip in which noelle tries to reignite her love for photography whilst connecting with her grandmother.

noelle’s grief is excellently depicted and so is her apprehension to do what she truly loves.

theo and noelle are a perfect match and i loved their development. paul and noelle’s friendship is incredibly heartwarming.

this book made me both laugh and cry. it also made me want to contact my grandparents and tell them i love them.

I loved this book. I love the, at times very emotional, journey that we go on with Noelle with rediscovering her passion, figuring out what she wants to do with her life and the grief of losing her Gram.

I really enjoyed Gram and Theo's Grandad's story and like that it was woven throughout and we didn't get it all at once. And also how Noelle and Theo echoed the games that Noelle and her Gram used to play together.

I loved everything about this book. Tackling subjects of grief, family and self worth, it was emotional, sweet and compelling. I loved the road trip aspect, and looked up some of the places they visited as I was reading. It’s a journey in many ways, for Noelle and Theo, as Noelle discovers a part of her late grandma’s past, and some truths about herself along the way. I loved Noelle, Theo was an amazing hero, and I was fully invested in their romance. I thought it was beautifully written, sizzling and super romantic, and I’m already looking forward to Jessica’s next book. A firm five stars.

This was one of the most beautiful books I have ever read. The characters were spot on the family relations was lovely. The journey was just amazing, I felt like part of this story and it's a book I will always remember. So sweet and delicate

After seeing all the glowing reviews, I expected to love this one, but unfortunately, I just didn't. I found it a bit of a slog and I can't even put my finger on why.
Noelle is living back at home after the death of her grandma and losing her job and is struggling to know what to do with herself. She finds a letter in her late Grandmas things telling of a long ago relationship, so she creates a tiktok to try to find the man her Grandma used to love.
Cue a meet with her long term nemesis, photography and a road trip and you have all the ingredients of a book that I would normally love, so maybe on this occasion it was more right book, wrong time.
I would definitely still recommend this to people though.

I firstly have to say I loved the cover and blurb of this book it made me think sweet straight away.

Meeting Noelle after he gram has past and shes found letters of a secret love her grandma Kat never spoke of.

Alass a tiktok video goes viral and the man on the photo the old lover is none other the Theo, Noelle high school rivals granfather.

After meeting up for a few times to get to know Paul (grandad) the three of them embark upon the honeymoon trip Kat and Paul had planned in the past.

The letter between Kat and Paul just made the story more sweet.

this was emotional and heartfelt, with a bit of 'enemies-to-lovers' sprinkled on top. it made for a pleasant read but did not feel especially remarkable. i might forget this one in a few months but i still loved the time i got to spend with the lovely characters,

Perfect summer reading! Follow Noelle’s journey to deal with her beloved gram’s death and life’s disappointments. I felt for her going through her life feeling like a failure all the time. Noelle relied on her gram for positivity and support and relied on her always being there. When her gram died, Noelle suddenly felt alone and insecure. She always thought they had shared everything, but after her death, she found details of her gram’s early life which she knew nothing about. She reached out on social media to try and find one man. His grandson put them in touch but when they all met, Noelle found herself face to face with an old school colleague, someone who she was constantly in competition with. They all embark on a road trip but Noelle doesn’t explain she has no job, is back living at home, etc. As the trip continues, Noelle finds herself getting more involved with Theo and Paul and gaining confidence. She shares the story of her road with social media and becomes a major hit! This book shows that not everything is always as it seems, and deals with grief and starting over. It’s not a sad or depressing novel but one with an upbeat and positive storyline.

You with a View is a heartwarming, wholesome journey of old and new love.
Noelle is at an impasse. After leaving her job with an awful boss, she’s back in her childhood home trying to find her place in life. As well as leaving her job, Noelle lost her grandmother who she was incredibly close to. It appears the rest of her family are getting on with life while she is stuck grieving.
Noelle discovers photos and letters her grandmother had written to a man when she was in college. On a determined quest to find the mystery man, Noelle creates a TikTok hoping internet sleuths will help her find him. After a comment from a person claiming he’s the mystery man’s grandson, they meet in a cafe and it’s amazing! That is until the grandson turns out to be Noelle’s high school competitor and nemesis, now grown and incredibly handsome. But the part I loved the most was Paul, her grandmother’s first love. He is honestly so wholesome and it was a delight reading his story and how he bonds with Noelle through their shared love of her grandmother. As a way of reconnecting with all that she loves, Noelle recruits Paul into going on a trip he was supposed to have shared with her grandmother as their honeymoon. It means sharing their letters, reconnecting with her passion for photography all while documenting the journey for the fans on TikTok who are anxiously awaiting an update following the first viral video, Only, there is an added factor she had not expected: her old nemesis, Theo.
Their back and forth was so fun to read while Paul meddles in the background. It was honestly hilarious. This is the perfect summer read that tugs on all the heartstrings while being romantic and spicy all in one book, I really enjoyed this.

I really liked the meet cute concept, with the connection to her recently passed grandma's secret love. Loved the school nemesis idea. Super enjoyable and cute read.
Felt like a beautiful transitional story about healing and love.

So there was a lot about the premise of this that I liked but it just didn’t click in for me. I don’t think there was enough insight into the heroine to understand her properly and their super competitive relationship didn’t feel like a great basis for something long term. But I liked the idea of the road trip and Paul the grandpa was a lovely character.

This book was a charming and heartfelt read, with wonderful characters.

Noelle is stuck in her unresolved grief after her beloved Gram, Kat, died. She discovers a letter and photos of a man called Paul who it appears was Kat's secret love. After uploading a post on Tiktok, she gets the chance to meet Paul. But to her utter dismay, his grandson turns out to be her high school nemesis, Theo.

Life isn't going that well for Noelle after losing her job and so when Paul shows her a honeymoon road trip map him and Noelle had planned on taking, she decides to use it as a way of feeling closer to her Gram. Paul and Theo decide to join her.

The trip is healing for all three of them. And perhaps predictably, Noelle and Theo develop feelings for one another. The predictability isn't a criticism, sometimes it's a comfort knowing the arc of a story.

I really fell in love with You With a View and it was a soothing and heart warming story of love in its many guises.

Tropes: Academic rivals to lovers, forced proximity, one bed, fate, dual timeline.

I think it's best to go into this not knowing more than the blurb, so this review is going to be short.

I am going to be recommending this book to everyone I know. This book manages to perfectly capture that beautiful, out of control feeling that comes with falling hard for the person you know is going to be the one. The slight fear, but also the excitement and the overwhelming rightness of it. God, it is so good. How is this a debut?

If that hasn't convinced you to read this, can I remind you it is ACADEMIC RIVALS TO LOVERS!!!!

Also, warning for those who adore their grandparents - you may need tissues!

I loved this book from beginning to end - what a beautiful, beautiful story! I cried happy tears, sad tears and all the tears in between. Every relationship in it was magnificent in its own way - even Theo’s with his dad, if only to show that not everybody’s familial relationships are positive. This story will stay with me for a long time, and I already can’t wait to see what Jessica Joyce does next
