This is one of the best debuts I’ve ever read. I cried like a baby for like half of the book.
Noelle is a super relatable MC and I love that her emotional journey felt as central to the plot as the romance did. Her relationship with her grandmother was beautiful and really shone through, even though her grandmother wasn’t actually on page.
Noelle and Theo had amazing, and really believable, chemistry. I was rooting for them before they even appeared on page together. Everything happened really naturally between them and I love that they built a solid relationship of friendship before jumping into more. I also thought the conflict between them was really well handled and felt very realistic given their personalities. (Also, the spicy bits were very very good!)
The star of the show, however, was Paul. What an absolute icon. He was exactly what both Noelle and Theo needed, and such a sweetheart.
I loved absolutely everything about You, with a View. The characters, romance, and road trip were all perfectly crafted and I’m so excited for Jessica’s next book!
I highly recommend, especially for fans of Emily Henry.
This was such an interesting read! I found myself so engrossed in the story, the characters had such incredible arcs, and I can't wait to follow this author's journey!
I enjoyed this story and the characters, especially the inter-generational Ellen’ element. Thank you for letting me review this book.
Oooh, I liked this book. I can’t believe that You, With A View is Jessica Joyce’s first novel; it's so well written, the plot is wonderful, and the journeys are so well times out. It's just such a good story!
Noelle is currently unemployed, living in her childhood home and struggling through the grief of losing her grandmother, Kathleen, her best friend, her person. When she finds a box of photographs of her Gram with a man she’s never seen or heard of. This sends her on a quest for answers, answers that somehow include Theo Spencer, her high school rival.
It turns out that the man photographed with her Gram is Theo’s grandad, Paul. The two meet, and a connection is forged over the grief and the memory of Kathleen. In getting to know Paul, Noelle is able to learn about her Gram and let go of some of her grief, and when she finds out that the two were going to elope and had planned out a honeymoon they never went on, Noelle plans to go on it, only Paul asks to join, which is wonderful as she’ll be able to connect with him and her Gram, but Theo also decides he’s tagging along.
This deep, emotional road trip is filled with beautiful moments, new and old relationships, and self-discovery. Theo and Paul give Noelle a front-seat view and the love in their relationship, one she no longer has access to, and help her to rediscover her passion for photography. Through Theo, Noelle can experience a joy she hasn’t felt in a long time and find a love she’s never experienced, and it is perfect!
I absolutely adored this book and I thoroughly enjoyed it from beginning to end. The storyline immediately grabs you and reels you in and I was totally captivated by Noelle, Theo and Paul’s story. It’s beautifully written and I went through all the emotions reading it from tears to laughter, enjoying the humour as well as the more serious aspects. The setting is superb and I felt like I was with the characters every minute of their amazing road trip visiting those stunning places. I hadn’t heard of a lot of them, having never travelled to that part of the US, but I had a lot of fun looking them up and Angels Landing looks like an stunning adrenaline pumping hike.
I loved Noelle and Theo’s connection, it’s the perfect enemies to lovers, slow burn romance with amazing chemistry. This might just be my favourite romance book this year. It’s not to be missed and I will definitely be looking out for this author again.
Thank you so much to the publisher for the eARC via Netgalley and for the opportunity to read this book before release.
I absolutely adored this book. It was written brilliantly and I was engaged with the story from the start. I loved the family element and the grief was beautifully written. Definitely made me want to hug my loved ones. I did cringe at the use of Tiktok but honestly, it was used really well and highlights the positive of social media so it did work for me in the end. I loved how Paul was just seeing his love being recreated again and he felt like such a wonderful character. (I was just waiting for him to die and to absolute crush my poor heart so i'm so glad this didn't happen and will never ever happen because I would have thrown the book away lol). The relationship between Noelle and Theo felt really organic and you could see the sparks from the start but they also didnt make it too easy. I really liked how it developped and obviously how it ended. Loved it so much!
I LOVED this book and was totally captivated by Noelle, Theo and Paul's story!
Jessica Joyce has written a novel of a journey the heroine, Noelle, takes when she hits a roadblock in the progress of moving on after the death of her beloved grandmother. When going through some of her grandmother's things, she finds an old love letter and takes to TikTok to see if she can find the mysterious man her grandmother fell in love with decades before.
In a bizarre twist of fate, her arch nemesis from high school enters the picture and Joyce deftly weaves an emotional journey for her characters and readers to follow. The tension builds in the relationship between Theo and Noelle along the two week road trip and while I was reading it, it almost felt like a deliciously naughty conversation with a girlfriend begging them to spill ALL the juicy details of their blossoming love life.
I have to admit to shedding a few tears as Joyce poignantly details the process of grieving a loved one while wanting to keep their memories alive. It made me miss my grandparents more and really wonder about the missing details of their own love stories I never knew.
I'll be looking out for more of Jessica Joyce's novels in the future.
Many thanks to the publishers and Negalley for an Advanced release copy in exchange for an honest review.
You, With a View is hilarious, biting, sexy-as-hell, tender, and a little bit magical-all in a lyrical style that is a breathtaking and unique as the landscapes covered by Noelle, Theo, and Paul in their epic roadtrip.
Ok I’m going to say it, I think You, With a View the glorious debut from Jessica Joyce might just be my new favourite contemporary romance. It’s a fantastic high school nemesis to lovers, via a road trip(!) but what truly made this one special for me was how it’s also an unapologetic love letter to those most special of humans, grandparents.
Joyce has chosen to dedicate her debut to her own Grandma and writes of her in her dedication. You can tell, in reading her book, just how much her grandma meant to her in the way Noelle’s (our FMC) did to her and it was exactly this that made it so magical. I’m also going to call it, Paul is officially my favourite bookish grandpa, he was a dream! This is a story rooted in both grief and love, it’s ultimately hopeful and deeply uplifting, though you’re likely to shed tear (or two) on the way.
In You, With a View Noelle is grieving the loss of her grandmother when she finds decades old photos and letters that hint to a forbidden love in her past. Determined to find out more Noelle creates a Tik Tok appealing for info which goes viral. It works and Noelle soon finds herself on a very special road trip with Paul, her grandmother’s first love. But along for the ride is Theo, Paul’s handsome grandson and Noelle’s high school nemesis! It's only two weeks. Surely Noelle can survive that long? But with one car between them - and often only one bed - it doesn't take long for things to heat up...
This book was pure contemporary romance magic, and it’s a debut - incredible! I loved everything about it. I felt deeply for each of our MCs and what they were going through and adored the developing and established relationships between them. Again I’ll add Paul is a dream and the best grandpa to Theo and honorary one to Noelle - his line of her being her Grans and so being his, man the tears I shed! The secondary characters, notably Noelle’s brother and best friend added so much in their own ways too. The settings were glorious and the way Joyce writes makes it feel as though you’re there with them. The building chemistry between Noelle and Theo was excellent and the slow burn DELIVERED!
I could gush for so much longer but I’ll stop buy saying, buy this, read this and I’m sure you’ll love it!
You With A View is a heartwarming, emotional high school rivals to lovers romance.
4.5⭐️
I loved this book so much! Jessica Joyce writes so beautifully with lots of heart and emotion, the words flowed so fluidly that you really can’t tell that this is her debut novel!
It’s so much more than just a romance, getting to read about not just one but two love stories from two different generations really was so special!
It touched on some heavier subjects like grief and feeling like you’re behind on life compared to others.
I adored Grandpa Paul, the way he took Noelle under his wing and helped her learn about her recently passed Grandma’s “secret” life. The roadtrip they went on was so wholesome! I found myself looking forward to reading the next letter along with Noelle!
Noelle and Theo’s love story was just as magical to read about as Paul and Kathleen’s. I related to Noelle in so many ways, it was so beautiful to see her flourish and find her sense of self belief throughout the book.
Her and Theo’s banter from the very beginning was such comedic relief from some of the heavier themes.
I must say I wasn’t expecting the little sprinkling of spice but I was pleasantly surprised as it definitely helped show the connection between Noelle and Theo!
Overall I highly recommend this book! It’s an exceptional debut novel, and I will definitely be looking out for future releases by Jessica Joyce!
This was such an easy romance read, I loved it. Enemies to lovers, the one bed trope, finding yourself and confidence, an amazing road trip! I really enjoyed this read, it dealt with the topic of grief as well and how people grieve in different ways. I loved the relationship between Shep and Spencer and the banter between them.
Excuse me while I just have a "is this REALLY a debut novel?" moment - because as debuts go, this is a stunning one. It takes a number of popular tropes - enemies-to-lovers, road trip, just one bed - and layers them up with a hefty punch of snarky banter, a liberal scattering of self-discovery, and more than a soupcon of steam. At its heart are the themes of secrets and trust, perceptions of success and failure, and the effect (both good and bad) that family can have on your life. That sounds like a lot, but it's balanced perfectly and communicated through Noelle's first-person narrative with nuance and humour. And then there's Theo, who doesn't get his own point of view, but the complexities of his character are still skilfully and sympathetically conveyed even while Noelle is fighting her very obvious physical attraction towards him. I thoroughly enjoyed investing a few hours in these characters, and look forward to reading more from this author.
A fabulous debut from Joyce and such a charming, easy and quick to read book. There are some content warnings for grief/bereavement so if you struggle with that then just be mindful going in. If you love slow burn romances that take you on their trip of a lifetime then this is the romance for you and it’s perfect for summer!
You, With a View - Jessica Joyce Review
🌟🌟🌟🌟
Thank you to netgalley & Jessica Joyce for an advanced copy of this review!
This very much gave me Letters to Juliet vibes right from the get go. I have to say I enjoyed it a lot more than I thought it was and although it was super cheesy, it was good cheesy and I feel like it was all leading the story very well. It was a great rom-com! The story of the grandparents was quite well done and I liked that it wasn’t a story about how they regretted their choices but that they knew they had a great love it just didn’t last.
You instantly feel the chemistry between Noelle & Theo from the second they meet each other at the restaurant with his Grandad. I loved their banter and how it continued consistently throughout the book and that it seemed to - quickly - change into something more romantic and real. I love a slow burn but when it happened before we think it does it’s better right 😏.
I was a bit worried there would be a kind of standard breaking up moment but I’m glad it didn’t go the way I thought it would initially. Theo did make me melt with some things he said and he was of course hot as fuck with all of those spicy scenes.
Really happy I got to read this arc and recommend it to romance lovers who want some spice and comedy!
A charming, easy to read story. The two main characters are Noelle and Theo and it's about their relationships with them and each other. A great debut novel from Jessica Joyce
You, with a view is a sweet and uplifting novel about finding your place in your family and the world and finding the one, to come along for the ride.
It’s the perfect read for fans of slow burn, enemies to lovers tropes and of course road trips.
I found it a little slow paced in the middle. I wanted more details about the places they visited on their road trip, in order to feel like I was right there on the road trip with them. However, I loved the letters and I was so fond of the characters, especially Paul. My eyes welled up at the end, which is a rare reading experience for me and I am glad to had the chance to to read this book.
Thank you to the author, publisher and Netgalley for the opportunity to review an advanced copy of the book in exchange for an honest review.

“What’s that game called?” he murmurs. “From last night?”
“Tell Me a Secret,” I manage, my heart in my throat.
His jaw ticks. “So, tell me one.”
I don’t want to admit it, but it’s the elephant in the room. His thumbs are inches from the spot throbbing worse than my knee.
“I wouldn’t stop you if you kissed me right now.” I say it quietly in case he changes his mind, but his eyes darken, pupils dilating. He doesn’t move, though his mouth parts like he can already taste it. “Now you.”
His breath dances over my lips. “If I kissed you right now, I wouldn’t stop.”

You, With A View is a warm, charming, funny, and tender hearted read. This book demonstrates a multigenerational love story, both with a star-crossed lovers vibe, both with adversaries turned to lovers, yet one of them was doomed from the start.
My favourite element in this book is the banter between our main character, Noelle, and her nemesis, Theo. It was riddled with quips that were both slanderous and sexy; insults with flirtatious undertones are my favourite kind of communication and this story delivered that in spades.
I found I had a lot in common with Noelle. Both 28, both working towards doing something we love and finding our places in life, and both feeling the loss of their Gram’s (or Nan in my case since any other endearment made her feel old). Anyway, due to this, I found this book super relatable and even cried quite a few times. I felt like I had a pure and tender connection with Noelle that was tinged with a bittersweet pain from having such a wonderful person in both our lives, and losing them. It’s a testament to the ability of the author to share such a profound pain in a way that made me nostalgic rather than full of grief.
As you can tell, Noelle felt very real to me, her struggles were consuming her whilst her perfectionist personality was disabling her from taking productive action. I thought she was a superbly developed character.
There was a fun travelling theme in this story and whilst the temperature was hot in many of the places they travelled to, so were things hot in the bedroom (and the hallway, and the kitchen, and the bathroom).
Overall, this romance was swoon worthy, and if one of your views this summer isn’t this book, then you’re missing out on a treat.

I absolutely loved this 'enemies to lovers' road trip book. Noelle discovers an envelope from a past love in her Gram's things. Her Gram has not long passed, but Noelle wants to find out who the man in the photo is. A viral TikTok posts, a message from the man's grandson, and so begins a close proximity road trip to find the answers.
This ticked all the boxes for the perfect read. It's funny, heart-warming, with a great romance waiting to explode. This book will makes a great beach read.
Thank you to netgalley for sending me an arc in exchange for an honest review.
THIS IS ABSOLUTELY BOOK OF THE SUMMER!!
Where do I start, this book made me feel so many emotions I haven't felt in a long time, there are times where I swooned and moments where I cried. First of all, I love the characters, I think they were wonderfully put together, I could relate so much to Noelle on so many levels especially feeling lost in your own life. Theo is like a dream man but also there was so much realness and eventual vulnerability to his character, which was really refreshing.
Grief was absolutely nailed so amazingly in this book and as someone who hasn't experienced it, I could feel so much of the pains of it all through Noelle.
I could write essays on how amazing this book is from the banter, the secondary characters such as Paul, Thomas, Sadie to the fiery chemistry displayed between the lead characters.
Anyway, please go read this book, you won't regret it.
I absolutely adored the premise of this story. Noelle who has recently lost her grandmother discovers photos and a love letter from her grandmother’s first great love. Eager to uncover more about her grandmother’s past she utilises the power of TikTok to find the mystery man (Paul). When contacted by Paul’s Grandson, she agrees to meet them both in person. However, she soon uncovers that Paul’s grandson is none other than her high school nemesis, Theo. Eager to keep her grandmother’s memory alive she ventures on the honeymoon trip planned by Kathleen and Paul, with Paul and much to her dismay, Theo.
Wow, what a debut! My goodness I did not put this book down; I was hooked from the very beginning. There are so many things I just loved about this book, the characterisation, character development, supporting characters, plot, pacing and Noelle and Theo’s chemistry (which is just exquisite). I’m still in shock that this is Jessica Joyce’s debut, she is definitely an author to watch, and I can’t wait to read what comes next.
