Oh my goodness. This book! Rivals to lovers and multigenerational romance, with a really compelling and well paced romance storyline. Words cannot express how gorgeous this story was. Every character was loveable and so well crafted that I felt like they were real people.
One of the best books I’ve read in ages and I absolutely devoured it! Thank you to Netgalley, the publisher and author for the ARC.

This was a short and sweet romance that held lovely family values. I felt the high school rivalry was focused on a little too much (10 years is surely enough time to move on from this) but the back-and-forth dialogue between Noelle and Theo felt authentic.

This gave some real laugh out load moments.
The characters were well developed and the description of the views were vivid.
A romance that was a real pleasure to read.

You, With A View is the debut novel from Jessica Joyce. It tells the story of Noelle Shephard, as she goes on a road trip across America in search of answers to her late grandmother's past. Along with her high school adversary, Theo Spencer and Theo's grandfather, Paul, they uncover a romance between her grandmother and Paul. But as she searches for answers to feel connected to her grandmother, can she give into temptation?
I'm a big fan of romance novels but this didn't work for me. There was no substance to the romance apart from giving into their sexual attraction. Also, the plot was non-existent. All this novel boiled down to was a series of letters, numerous sex scenes and nothing much else. It failed to hold my interest. The conflict between Noelle and Theo didn't amount to much. Perhaps I'm not the typical reader for novels like this as I like my romances to be romantic and this missed the boat there.

I LOVED this debut. The high school academic rivals to lovers dynamic between our MC's was done so well, and was perfectly reflected in the (flashback) relationship between Kat and Paul. The writing is light but does not shy away from themes of grief and healing, which is beautifully explored over the course of a two week roadtrip taken by Noelle, Theo and Paul.
This book left me grinning, crying and kicking my feet. Cannot wait to see what Jessica Joyce writes next!

Love it! The emotions of the two main characters, what Noelle, our female main character, is going through with her grief and then the trip lays out the obvious scenarios for a romance book and Theo, our main male character is a mystery in a good way but he is not without his own emotional distress to deal with. Their present day story and history is a superb setting for their love story in which they travel on a ‘what could’ve been a honeymoon’ to experience someone else’s love story.
The drama to cause these two’s will they have an HEA is short lived but is well written with a level of believability and acceptance with a resolution that is not ridiculous nor a blind leap of faith in the story but of their trust in each other and so it works…. I want more from this author and can’t believe it’s her first book!!!
I raced through this story and really experienced the emotional rollercoaster, I was extremely pleased to find that after reading I couldn’t criticise the miscommunications or the ‘enemies to lovers’ trope in that it all felt like it fell on the right side of romantic and still believable.

This book was spectacular.
An emotional journey of dealing with grief, healing, self discovery and love, with fantastic banter between rivals turned lovers.
Noelle and Theo have become one of my favourite book couples, they have clearly fancied each other for years and have reconnected on a road trip.
This was full of tenderness and longing, sweet and soft moments, and the chemistry!!! The chemistry was out of this world. I love reading about two people falling in love, and the way it happened in this story was beyond wonderful.
I absolutely loved the writing in general, it was full of gorgeous descriptions of nature and all the places visited on the road trip, it was character driven, snarky and deep.
Noelle's relationship with her grandma really resonated with me. The loss of a best friend and how it affected the main character, wanting to cling to her memory and explore the past.
This is an open door romance, and although I've definitely read more explicit scenes, it was the hottest, most intimate and romantic sex ever.
Everything was just outstanding. I cried multiple times, at vulnerable moments, sad moments, and happy ones. At its core, this felt like the most delightful love story - between romantic interests, family and friends.

I was so excited and honoured to receive an e-arc of You, with a view and it did not disappoint!

I devoured this in a day. The book is well written, it was such an easy, feel good read, even with some tough topics thrown in there.
I loved reading the relationship journey between Noelle and Theo, it was angsty, beautiful and sweet with some flirty banter and a tiny hint of spice.
For me, this was one of them books where you plan to read a couple of chapters, only for 3 hours to have passed without realising.
I think the cover is so cute, I can’t wait to own a physical copy on my shelf. I will definitely be on the look out for Jessica Joyce’s next release!

I devoured this book in a matter of hours! Once I picked it up I could not put it down!
You, With A View is a sexy, funny and heartwarming debut by author Jessica Joyce that follows rivals to lovers, Noelle and Theo as they take a roadtrip inspired by their grandparents broken engagement.
Our main characters have an amazing connection that left me invested at all times!
The writing was phenomenal and my only complaint was the VERY few tiktok references in the beginning (but that is just a personal dislike I have and does not take away from the amazing book Jessica wrote!).
This book should immediately be added to your TBR!
There were moments where I laughed, where I cried, where I smiled and where I needed to fan my face after reading some steamy moments throughout the book (this is an open door romance, so please keep that in mind).
I can’t wait to get my hands on a physical copy!

This was so special 🥹🥹🥹 i could’ve weeped the entire way through this book, the way it showed how magical grandparent/grandchild relationships can be!! so beautiful.
This is one of those books that just reiterated that romance books can be waaaay more than just silly little romance stories, this showcased so many little beauties of life and it was just so bittersweet 😭🫶🏻
I loved Noelle so much, i thought she was so funny. Her grief journey was so sad yet hopeful to read, seeing her connect to her Gram through Paul. Ouch my heart! I loved Theo & Noelle together, i thought they were perfect. I loved their competitive nature toward each other never dying out; too cute. This was just great!
I cant wait to see what this author writes next because this was a brilliant debut - beautiful cover too! ❤️

Noelle and Theo don't like each other but when they are put in a car together, for a road trip will it end up with them being lovers or hating each other on a whole new level?
This is a cute little roadtrip book that readers are going to love. But the question is: will you be wanting them to have that happily after ever?

This was a really lovely story that had me dreaming of summer road trips, making it a great book to escape with during the colder months.
The romance itself was super sweet and I always enjoy an enemies to lovers setup.
Was it predictable? Yes. But sometimes you just need a story that is easy to read and lose yourself in.
My only issue was that I've grown really fond of dual perspective romances as we get to see how both the main characters are feeling and I feel like we missed out on that in this by not having Theo's POV.
But this was really heartwarming and cute read.
Let's just say, I'll definitely be keeping an eye out for more books from Jessica Joyce in the future.

This had so much potential! I love the premise, and of course an enemies to lovers situation. HOWEVER, I think the enemy thing needs to be built up more and for longer before the inevitable transition into lovers/desire because the pay-off isn't so strong when the change happens basically straight away. I also think there was too much of the sentimental/emotionally wrought stuff at the end, it felt a bit overplayed. Loved the characters though and thought it was good fun.

Absolutely in love with the characters and story.
Noella finds her late grandma's love letter and wants to track the guy. That man is her high school nemesis Theo's grand father, Paul. She got to know that her grandmother Kat planned a honeymoon and she wants to go to the places she wanted.
You get Road trips, travel, photography, making videos for social media, the sweetest grandparents. I so wanted to hug Paul and Kat(even if I've to use the Ouija board to call her)
I got reminded about my own grandma (Paati in Tamil), and that made me emotional. There were some scenes in this book that equally break and mend my heart.
Noelle's love for photography and the support she gets from her parents, brother and friend are just ahh the best!! My heart bled for Theo for not having such an environment even though his granddad is a sweetie.
The romance!! Ahh my heart. Even though Theo was described as Hulk and Captain America mixed, i can't help but imagine Henry Cavill and it has my favourite enemies to lovers trope. Also there is only one bed. I love it always when the MCs call each other with their surnames. The secrets (game!?) they shared and the way they supported each other all made me love them even more. Also the prologue was absolutely amazing. highly recommend this heart warming story l!

I loved 'You, with a View'!! For the past couple of weeks this book provided a perfect escape from writing my thesis and delivered something I find hard to see in romance novels - protagonists that are not complete idiots. Even though they start as strong personalities, the reader can feel their journey throughout the book, both emotional and literal, as they grow alongside each other to become better versions of themselves. The leveks of cringe and questionable choices were minimal, the smut scenes were sexy but not exaggerated, and the witty banter was usually on point, which all are the qualitites needed for a good romance in my opinion.
As I've never been to the West Coast, the roadtrip was a fun element, but I couldn't really place the locations in my head, but that's really on my laziness. What I liked about the road trip and the Paul-Grandma storyline was the lession it leaves Noelle and the readers with.
Overall, a very strong debut form Jessica Joyce and I am very curious what she will deliver next.

This was a sweet romance and I enjoyed many aspects of it. I love the academic rivals to lovers trope so the fact that this applied to Noelle and Theo was great for me!
I really liked that the story was focused on Noelle exploring her grandma's past and dealing with her grief. It felt like a realistic portrayal of loss and it was addressed well. I loved Paul and the letter aspect of the story and the relationship that developed between Paul and Noelle was really sweet.
The chemistry and romance between Noelle and Theo was definitely there and I loved the banter/rivalry between them and that they kept this playfulness as their feelings progressed.
I do wish that there was a bit more of the road trip activities included and the third act conflict felt kind of unnecessary to me but, for a debut novel, this was a great read.

I loved the sound of this when I requested it and I wasn’t disappointed. Noelle’s grandma passes away and she feels broken. With no job and the loss of her Grandma to cope with. She feels a huge hole in her life and feels like she is not ready to try and let her Grandma go just yet. Noelle tries to find out more about her Grandma’s past. Noelle discovers that her Grandma had once had to walk away from the love of her life in search of a partner that was suitable and approved by her family.
Noelle tracks down Paul, the person who may have the answers she is looking for. Her and Paul agree to recreate a trip that was once designed for Paul and her Grandma. However when Noelle learns that her grumpy, nemisis Theo is Paul’s nephew and will be accompanying them on the trip, she is less than pleased.
Things I liked:
* This was a really sweet story.
* I loved the relationship that Noelle built up with Paul and the connection they shared over her Grandma was adorable.
* I liked the grumpy x sunshine / enemies to lovers troupes and found myself drawn to Theo
* The adventures were interesting and really enjoyed reading each letter.
* The development of Noelle and Theo’s relationship was sweet and not cringey.

I read this high school rivals turned strangers to lovers tale in less than 24 hours and adored every second of it.
There's definitely been a shift in the romcom genre in the last few years that sees a strong focus on mental health and giving our heroes and heroines more hurdles to overcome outside of the main love story and I'm loving it! In this case, our main character is grieving the loss of her grandmother, coming to terms with feeling like a failure in her 20s, and trying to find her way back to herself and her passion for photography through a thick haze of depression.
When she learns that her grandmother had a whirlwind romance before marrying her grandfather, she sets out to find this man who can reveal more of her grandmother's past to her. He agrees to accompany her on the roadtrip that he and her grandmother had planned to take as a honeymoon before their romance ended. His one condition is that his grandson join them. The problem? It's her old high school rival.
The writing is fantastic, keeping the tone mostly as light and fun as you want in a romcom, while affording the serious moments the gravity they deserve.
The romance builds slowly, seeing the characters leave their high school antagonism behind as they get to know each other as adults and start to fall for each other. However, the strong spirit of competition that still exists between them allows for initial sparks to fly, and their shared history makes for a more compelling, believable relationship when feelings begin to develop.
While I would absolutely class this as an out-and-out romcom, I think it deals with enough extraneous conflict and character growth to appeal to women's fiction readers who are looking to dip their feet into the pure romance pond.

I read a lot of good things about this novel .and it didn’t disappoint me ! It was such heartbreaking and it made me cry a lot, also I could relate a lot so that’s why it was heartbreaking for me .

This book is a complete delight and such a great debut novel. The story follows Noelle, who discovers that her grandmother had a great love before her grandfather when the grandmother dies. Wanting to know more, she posts the image and the letter on TikTok in hopes that someone will see it and recognise the person. What she doesn't expect, however, is her childhood nemesis to message her saying 'that's my grandfather'. Upon meeting the grandfather and knowing that they had plans to elope and travel for a honeymoon, Noelle decides that she wants to do this journey, with her camera. What she doesn't plan on is the grandfather, and her nemesis, to tag along. This story is beautiful and shows how love can span decades. I loved this book from the first page and feel like I want to take a road trip with my camera too. Definitely looking forward to reading more from this author (the first two chapters of her next novel have been provided at the end). If you love a well-written, beautifully crafted, adorable story then this is the book for you!
