I absolutely adored this. From the characters to the rich setting to the intricacies within the story there was nothing in this that I didn’t eat up.

Noelle is such a wonderful MC, she’s so strong and even after everything she’s been through she is such a kind and giving soul, she is the human embodiment of sunshine to me, even on the darker days she’s still there trying to fight for those she loves.

The story is perfect, it was giving me 2000s rom com vibes the whole way through and I loved it. Road trip + past academic rival + his grandfather ?? Sign me up!
The writing reads and flows so easily and I found myself speeding through this even though I really wanted to savour it and make it last as long as I could.

I do wish the end had wrapped up a little faster, but that’s purely because I love the HEA trope, I felt that it was coming and couldn’t wait to see it. I also really wish this had been multiple POV, I would have loved to see Theo’s POV or maybe even a chapter from Paul.

In conclusion, this was fantastic and for a debut? Absolutely shocking. It was so well written, the characters were dynamic and felt real, the plot line was entertaining and fresh. You could have handed me this book and I wouldn’t have known at all that it was a debut novel. Anything by Jessica Joyce will be snatched up by me, without hesitation, in the future.

I loved every page of You, With a View, and I’m so glad I decided to give it a go. Jessica Joyce is a fantastic writer, and it’s seriously impressive that this is her debut novel. I read it in only a couple of sittings, and I was genuinely sad when I reached the last page — I wanted more of Noelle and Theo!

You, With a View is clever, witty, addictive and much deeper than initial impressions suggest. It’s a lovely story of uncovering the past, dealing with grief, and ultimately finding a way forward through a crushing darkness. Anyone who’s been through a loss will immediately know what Noelle is feeling; I connected with her instantly, and so many passages felt like they were written just for me. It’s one of the best depictions of grief and loss that I’ve read in contemporary fiction, and it really resonated with me and my own experiences.

Our main characters, Noelle and Theo, have an unbelievable chemistry, peppered through with a deep dislike for each other. They’re people with flawed but realistic lives, deep backstories and complicated families, and I never once thought they were unbelievable. Their stories are very much rooted in real life, and they’re one of the most likeable book couples I’ve ever met. I have to mention that there’s some steamy scenes between the two of them, so maybe don’t give this one to your grandma after you’ve read it!

I loved the setting of this book, particularly the road trip element. I also learned a lot about photography thanks to Noelle’s passion, and even paid attention to the fact that TikTok might not be as bad as I think it is. I also really liked every supporting character, from Theo’s grandad Paul to Noelle’s brother Mas. They never felt like periphery additions, instead they complimented Noelle and Theo and often offered some much-needed snark and comedy.

You, With a View is an absolute must-read for fans of contemporary romance and rom-coms, and I can’t recommend it highly enough. I guarantee you will fall in love with Noelle and Theo, and you’ll wish you could find some family pictures that lead to an unknown love story from a time long gone. These stories are always worth paying attention to, as you never know just where they’ll lead.

This book was one of the best romance books I have read! Emotional, heartfelt, nostalgic and very brave!
Loved the little snippets of how special a relationship can be between grandkids and grandparents :)
Also, a road trip is always a great trope when it comes to books.
The blooming relationship between the MCs was so cute - loved that they all carried some kind of trauma, set back from past experiences and when they got hurt they could change and be better after that!

HIGHLY recommending picking this books up for all the lovely butterflies, funny banter, adventures and romance.

This book was really really cute. It’ll be the perfect summer romance to read by the pool when it’s released.

I love the road trip aspect and the relationship between Theo and Paul, as well as the ‘extra grandparent’ relationship between Paul and Noelle. I would’ve liked some more depth adding to Paul and Kathleen’s relationship as it got a bit brushed over once Noelle and Theo got together.

The book was predictable, but in a good way. There were some classic romance tropes such as enemies to lovers and one-bed.

Joyce came to serve and they did!! What a fantastic read it was. I loved everything about it. From the romance to the characters’s arc, the banter, the main characters but most importantly that ending, it had me swoon. I starkly loved it.

At the moment I’m really loving historical romance and contemporary romcom, and You, With A View falls into the latter genre.

When Noelle discovers that her late grandmother had a great love before her grandpa, she sets out to find the mysterious Paul. Who happens to be the grandfather of her high school nemesis.

Wanting to discover more about their love story, Noelle embarks on a road trip with Paul and Theo, which she documents on TikTok through her photography.

The trip helps Noelle rediscover her love for photography and her dream to make it a career, it gives her closure about her grandmother’s death, and leads to a possible new love story.

You, with a View - a sparkling debut!

Please forgive the bad rhyme above, but this book put me in such a smiley, happy mood that I couldn't help myself.

The premise: Down-on-her-luck Noelle has discovered that her grandmother had a secret - a fiancee who was NOT Noelle's grandfather. She decides to go on a road trip with this gentleman (Paul), a journey that Gram and Paul had planned as a honeymoon trip, as a way to understand this part of her darling grandmother's life. The proverbial fly in the ointment: they are joined on this trip by Paul's grandson, Theo, who just happens to be Noelle's high school nemesis.

Ooh, I love a well-written enemies- to-lovers trope.

Both Noelle and Theo are likeable MCs, and we see how their family backgrounds have shaped who they are and how they deal with being vulnerable. As the story is told exclusively through Noelle's POV, we see a lot more of her family, made up of her supportive parents, brother and best friend. Theo's family and friends are shadowy figures (with the exception of Paul), and it takes Noelle and therefore the reader some time to understand their impact on Theo, and consequently their relationship.

As the road trip progresses, so does Noelle's journey of self-discovery.
Grief, with its enduring claim on those left behind, plays a big part in this novel, but the author does a fabulous job of keeping the mood upbeat. Noelle's relationship with Paul is adorable - her Gram's former fiancee becomes an honorary grandparent over the course of the story.

Noelle and Theo go from from one-time enemies to tentative friends to lovers over a couple of short weeks. What struck me is that the development of their relationship didn't feel rushed... maybe because they've known each other since high school (but they didn't stay in touch really), or because the banter/chemistry was off the charts, or because the forced proximity allowed for faster dissolution of barriers...their relationship seemed to develop organically. You get why these two belong together - and it's not just great sex (which thankfully, they have plenty of).

I couldn't ask for more from a romance.

SO GOOD. Absolutely devoured this :)

You, With a View is such a delightful read. I love Jessica's writing so much, it's easy to fly through, very touching and charming with well-written characters and a compelling story.

The first half of the book is heavily about family, learning about Noelle's grandma and Theo's grandad's previous relationship, the dynamics between the characters, travel and some soul-searching from the protagonists.
The second half was very romantic; a shift in the story slightly but all the while entertaining and well-written.

I loved the relationships between the grandparents and their kids, it was very sweet and a joy to read, and the romance between Noelle and Theo was done so well. Great development, believable and I was cheering them on since the start. I'm a sucker for enemies-to-lovers!

My one critique is that, once the romance started up, the grandparents story got a little lost and took a back seat. Paul was even pushed away a few times so Noelle and Theo could spend time together and Kath's letters got less frequent. Although, considering how much I was enjoying the romance, I'm personally not complaining but I feel that other readers might have a problem with it.

The book had a lot of heart and soul and I think this story will resonate with many people. Especially when it comes to family, grief, self-confidence and identity.

I'll definitely read Jessica's next book and recommending this one at any given opportunity!

I absolutely loved this story. It had me hooked from the beginning and I just didn't want to put it down. For me the story was perfect. The relationship Noelle had with her gran, their connection was clear to everyone. This really touched me and felt personal as it felt similar to my relationship with my nan who I sadly lost several years ago.
Theo and his grandads relationship was also something to be in awe of, such heartfelt love all the time from both sides, the way the story was written you felt like you were right there with them all.
A perfect blend of humour, love, fantasy and a little bit of adult content made this the perfect read for me. The emotions I felt throughout the story were very real, the story touched me in ways I had shut down completely.
Definitely worth a read I think.

First off I'd really like to thank Netgalley and the publishers for giving me an ARC of this book in exchange for an honest review

I really loved the description of this book and felt that even though Noelle is going through the grief of losing her grandmother who was a special part of her life, it wasn't fully centred on her grief but more about how to live her life without her person who anchored her.

I loved the relationship between Theo and Paul and Noelle and Paul and the threesome, all in all this book was so wholesome and I loved going on the adventure with them.

It had me smiling one minute and bawling (the psychic part 😭) the next.

My favourite highlight:
The sky is so close. If I could just reach my hand up, and Gram could just reach hers down... maybe we could meet again. It's the closest I've felt to her since she died.

Overall a brilliant debut novel by Jessica Joyce and I look forward to reading anything else she puts out into the world 😍

Words cannot express how I feel as of right now, I just know that I have so much love for this book as that every emotion I feel is so incredibly powerful and true. This book is incredibly beautiful and I will forever be grateful for being allowed to read this book before it was published professionally, it is now my favourite and I have made sure to pre-order the paperback!

Originally, the cover was what drew me in alongside the name. The colours of cover intrigue you from the get go wanting you to take your time to understand what’s taking place and admire the view itself. Now, whoever said you can’t have a crush on a fictional man is sitting somewhere on a throne of lies because soft boy, handsomely charming, cocky Theo has my entire heart in the palm of his hands. He is beautifully written and I truly hope that one day, I get a man just like him.

Without giving too much a spoiler, the characters embark on a journey with Theo’s granddad who comes into Noelle’s life upon finding a letter from him to her much-loved Gran. They share multiple moments together and indulge in a family-style routine that makes each and every one of them happy. A letter w day being shared, along with a little game of ‘Tell Me a Secret’, This book will leave you to believe in soulmates, not only relationship wise, but friendship wise too.

The story is told throughout Noelle’s perspective the entire time which breaks my heart a little as it would’ve made the story EVEN better if it contained point of views from Theo too, this then leads me to give a review of 4,5 stars rather than 5,

Finally, the dynamic of Noelle’s family is similar to mine and it is something I adore. It makes me miss my granddad a lot too, but I know that he’s always around looking over me. Thank you Jessica for writing a beautiful story that will be a favourite for years to come.

A hot, emotional and yet joyful rivals to lovers romance

First of all, I can't wait for you all to read this!!!! I obsessively flew through the pages of this book, sometimes waay to late at night! Add it to your tbr immediately if you like road trips, travelling, photography, all the tropes, angsty and moving times, yet heartfelt love, connections, sizzling chemistry and banter too!

I cannot believe this was Jessica Joyce's debut novel! The writing felt so good, so familiar, and I just couldn't put it down. This isn't out until July, but I already need her next one, after reading a preview at the end of this one😭😂

You, with a View was essentially a romance, with sexy tension and longing (plus a few open door scenes). But it was also about grief and healing, family, found family and making mistakes in your twenties. It was both wholesome and heartwarming. Gosh I adored the grandparents in this, which made me miss my grandpa, who has been gone for over 20 years (hug yours if you still have them!) Matchmaking Paul was a favourite 😍 This book is also a big f**k you to those negative bosses/mentors who get inside your head and make you feel worthless for years. Down with them! I know I had one. Also down with family, if they make you feel like you're never enough!

This book broke my heart and made me well up, but it also made me smile, and left my heart full, soaring like a bird! It was emotional, but also Noelle and Theo 💗The way they fell in love. The way they supported each other. They way they were brave. Their secrets, and their truths. Oh and I love it went love interests call each other by their surnames ha ha!

I will definitely be reading this again in the summer! 📷📷📷📷📷

I was so excited to read this after reading it’s tempting synopsis and now after having read the book, it didn’t disappoint at all!

Noelle is suffering from the loss of her Grandma and is trying to find a way to deal with her grief, so when she finds out her Grandma had a secret lover of her past, she takes to TikTok to find out more…

This story was such a beautiful one, mixing past and present to create a beautiful story of love, loss and new-found hope it was such a great read and I couldn’t have loved it more!

My favourite part was the relationship of Noelle and Paul, but also how well it fitted in with Theo’s relationship with Paul. Theo and Noelle had such a misunderstood past that it was great to see them break down their barriers and see them slowly trust each other more and grow into their relationship.

I thoroughly enjoyed this book and it has a 5 stars from me!

A perfect rom com that will ignite your summer reading list. You With a View is a beautifully crafted story that showcases love in all its wonderful forms. It will make your heart soar!

After the death of her grandmother, Noelle discovers that she had a great love in her twenties and decides to find out about this secret her grandmother kept. Unfortunately for her, the man in question is the grandfather of her high school rival, and they end up on a road trip together across America.

There was so much to love about this book!

Firstly, I loved the focus on positive familial relationships. We had Noelle and her grams (who are soulmates in their own unique way), her parents (who believe in her and are her landing spot during a difficult storm), and her brother Thomas (who is the perfect example of how siblings can drive you nuts but also be your very best friend). We also had Theo and his grandfather Paul, who was the positive male influence that Theo desperately craved and deserved.

Secondly, I liked how the author addresses how your 20s can be a terrifying, confidence destroying part of your life that we have to muddle through. Noelle feels like she’ll never amount to anything because of her post high school experiences, and Theo has demons of his own. It was nice seeing that acknowledged and see them find their passions again.

Thirdly, the spark between Noelle and Theo is crazy good. It’s something that Noelle passes off as irritation, and decides that it’s just “rude” how attractive he is! There are also clear indications throughout that Theo saw Noelle a little differently in high school than she saw him… and those little revelations are so very sweet. Prepare to meet your next book boyfriend!

They have a snarky rapport, and they had me hooked on their every interaction. And when they mix the snark with the physical… .

Just… yeah. Hot. It was a lost cause when they tried to fight it - but an amusing part of the story!

I loved that while the physical aspect played a big part, it was clear that it was tightly linked with the emotional. The closer they got emotionally, the more they wanted each other physically and vice versa. It was the stuff soulmates are made of.

The belief they have in each other and their abilities is so strong, and the care is so deep - even when it’s veiled behind snarky remarks. They really see each other.

This book is a total delight and I can’t wait to see other people swoon over it in the summer.

This was enemies-to-lovers perfection! The banter, my god the banter. Chef's kiss.

Honorary mention for Theo's sweet grandpa Paul with his stylish cardigans: his relationship and interactions with both Theo and Noelle warmed my heart but his and Gram's story was what got me all teary-eyed and emotional.

What a wonderful debut.

If this book wasn’t already on your books to watch for list, it should be.
It’s such a wonderful, multigenerational story filled with gorgeous familial relationships, love and living with grief. I cried many times while reading it but it also so wonderfully written and there are so many sweet moments.
I absolutely loved Noelle’s relationships with her family, the support they gave her while dealing with their own grief and all of the reminiscing of her time with her grandma. Similarly Theo’s connection with his granddad is such a joy to read and I loved that Noelle was able to see those parallels with the relationship she had with her grandma. Paul, Theo’s Granddad is a delight to read about, meddling but encouraging and funny and the way his love extend to Noelle almost immediately is so beautiful.
I also really loved the way that we got to see two high achievers and how their lives differed but also how the encouragement they receive (or don’t) from family affects how they’re able to deal with how they perceive failure.
At its core this is still a romance though, and the relationship between Theo and Noelle is sensational. The residual tension from being high school rivals is great and as that slowly evolves it’s so fun to read as their chemistry is great – as is the steam interspersed throughout.
A fantastic book that I will for sure be reading again and again.

This was a short and sweet read, I enjoyed the setting and the concept was an interesting one. The dynamics between the main characters was interesting though for me it lacked a little depth which prevented me getting really invested in the relationship. It wasn't a stand out read for me and isn't one I would necessarily recommend over other books in this genre, but the writing was well done and I would certainly consider reading another book by this author if I were to see one at the library.

I absolutely ADORE a good enemies to lovers romance and what could be better than being stuck with your arch rival?! This one had it all! It gave me all the vibes and I was living for it.

This story is such a moving portrayal of overcoming grief. Noelle recently lost her closest confidante, her grandmother who left her one last secret to unravel, a young long lost love. After uploading a viral TikTok, Noelle discovers her grandmothers former flame when his grandson reaches out, however Noelle doesn’t expect it to her her school rival.

I loved this story. Theo and Noelle were amazing and I loved the focus on the way the character value success. Noelle struggling from lack of career direction and seeing the way Paul and Theo encourage to pursue her passions was so inspiring. The thread of letters throughout the story keeps the plot together and I loved the way Theo and Noelle grow closer over the two week trip.

The only downfall is the lack of communication from Theo’s side however the epilogue definitely makes up for it, one of the cutest scenes I’ve read in a while.

I would highly recommend if you’re after a cute love story about a journey of self discovery and overcoming the depths of grief, this one is for you!

What a marvellous surprise this book was! I enjoyed it SO much and devoured it in hours.

It’s such a cute love story that simply captures you. It was funny, sweet, emotional and with the right amount of angst. Noelle and Theo -our MCs- are chef’s kiss. Their chemistry is immaculate. I loved Noelle and how she’s facing the grief of losing her grandmother and, at the same time, trying to pursue her dream. And Theo… *swoons* he’s the perfect hero and perfect for Noelle.

Plus, those scenes with Paul (Theo’s grandpa)?! Ugh, I absolutely loved them.

I’m so so so so ready for Jessica’s next book! I already know I’ll love it.

If you like romcoms you can’t miss this one!
