This book was everything I didn't expect I needed. It was sweet, sexy, witty, heartwarming...the dictionary definition of perfection. I really want to avoid any glimmer of spoilers in these reviews as the reader needs to read this with a no preconceived expectations, but what I can say is that I struggle to believe that this is a debut novel!

Rivals to lovers is a favourite trope of mine and this did not disappoint! The way the characters were developed, the banter... nothing short of fantastic.

My first 5/5 on netgalley!!

Theo & Noelle’s banter, emotional (and literal) journey, openness, growth and history were everything I wanted them to be and more. I laughed and swooned throughout.

This book beautifully explored love (in all its forms - romantic, familial, platonic, love of art and nature.), loss, grief and family. I left feeling so much joy and warmth in my heart, grateful for the relationships I have and have had in my life.

Hug your grandparents tight for me if you can!

Thank you to the publishers for this delightful read. I will not shut up about it now!

I really enjoyed how this book started. It was fun, fairly horny and had an intriguing premise. It was clear it was a contemporary romcom that was going to hit all the tropes. I was in the mood for it so whoppeee!

I wish, wish, wish that the story behind Noelle's gram mirrored hers and Theo's somehow. I wish there was a lesson there. I feel like this was a missed opportunity. There were some scenes which felt repetitive nearer the end.

That said, I was invested in their romance. Theo was hot. I liked the concept and this is great debut! I will definitely be looking out for more from Joyce.

I think this was a 3.5 star for me but rounding up because it had some hot scenes 😅

📸 Book review 📸

This is the debut book by Jessica and I’m completely in awe of her storytelling. Something that really resonated with me and her writing was that she made characters feel very real, with real internal struggles with career, life, grief and navigating emotions.

I would recommend this for lovers of Beth O’Leary, especially those who loved The Switch. Even though there’s a very strong romantic thread, for me what stands out is the FMC journey through grief of a loved one (grandmother) and finding herself and her purpose.

What you can expect:

Fall in love with this five-star read as Noelle falls in love with photography again. This was such a surprise for me, when you got to know Noelle and Theo, you will find fun rivalry in their history, but then you start on a journey and you really go on a journey with them, you see the ups and downs and you watch as the story unfolds and I don’t know you simply fall in love with everyone in this. Gram and Paul are just simply so special, even though Gram isn’t here, she is such a strong character, their story will captivate you, they will sweep you up in their history, and the way they lived, its just sublime. This whole story has such great descriptive elements that you can see the imagine coming together and developing before your eyes like the piece of artwork these beautiful words create

I’m obsessed with this book, it has definitely become one of my favourite romances. A very easy read and i couldn’t stop reading, every time i put the book down all i could think about was picking it up again. The storyline is incredible! Absolutely loved!!🫶🏻

One of my favourite books this year!

We follow Noelle, who's just lost her job, living back in her childhood home and dealing with the grief of losing her grandmother. She finds a letter and photograph in her grandmother's things from an unknown man who was a significant love in her grandmother's life. Noelle is determined to learn more about this man (Paul), but she isn't expecting that he is the grandfather of her childhood rival, Theo. Theo is a successful CFO of a popular travel app and is everything Noelle is not, but things are never as they seem. A budding bond grows between Paul and Noelle, and the reveal of old letters written by her grandmother and of a planned road trip map prompts the need for adventure in Noelle, Theo and Paul's life. But with Theo and Noelle now being in close proximity, their chemistry sparking, and the sexual tension building, will Theo and Noelle finally give in to each other?

This book has EVERYTHING!; Adventure, comedy, enemies-to-lovers romance, a heartwarming plot, a beautifully written emotional journey and lovable characters.

I can’t fully express how much I adored this story. This was such a perfect romance story that I fully consumed it within a matter of hours.
My favourite part of the story was the budding bond between Noelle and Paul. I just adored their friendship and felt they both needed each other somehow. I also really enjoyed the juxtaposition of having Kathleen and Paul’s story slowly falling apart while having Noelle and Theo’s love story blooming. A beautiful but heartwarming contrast because without the failure of that love story, you wouldn’t get Theo and Noelle’s. The writing is excellent and flows smoothly. I went through all the emotions. Theo and Noelle are great characters who perfectly complete each other, and you cannot help but root for them from the beginning.

This was a fantastic debut for Jessica Joyce. I will definitely be following them closely for their next novel - the sneak preview was not enough!

This is the textbook definition of what a perfect rivals to lovers romance must be.

I'm gobsmacked. I'm in love. I'm part of Theo Spencer's fan club, I want tshirts, people. It's this good.

I can't hardly believe this is a debut. I just know this - Jessica Joyce will soon be big (huge) in the romance community.

"You, With a View" is the perfect book to pick up if you're in the mood for a heartwarming and emotional read. This book truly packs a punch, it made me laugh, cry, and swoon all at the same time. The premise of Noelle's journey to find out the truth about her grandmother's past and the road trip with her grandmother's secret love and her high-school rival Theo is so unique and captivating.

The characters in this book are so well-developed and relatable. Noelle's grief and her longing to connect with her grandmother again is written so beautifully, it truly touched my heart. And the chemistry between Noelle and Theo is off the charts, it's one of the best rivals-to-lovers trope I've read in a while. Their banter and the tension between them is so well done it's almost infuriating how good it is.

Overall, You, With a View is a must-read for anyone who loves a good romance novel with a dash of family drama. This book is a perfect blend of emotions and will leave you with a smile on your face and a happy heart. It's one of those books that you'll want to re-read again and again."

Jessica Joyce’s stunning debut ‘You, With a View’ covers themes of secrets, grief and how to find confidence in yourself after being knocked down,

Ten years after graduating from high school, girl voted ‘most likely to succeed’ Noelle is floundering. She’s lost her crappy dead end job and is stuck living with her parents. Her dreams of being a photographer up in flames after a nasty boss’s feedback sends her confidence into a spiral. To top it off, six months previously her much beloved grandmother suddenly dies. Meanwhile her classmate Theo, her academic rival, is on the cover of a Forbes for his successful tech career. The two of them were fierce competitors, battling out for valedictorian.

While going through her grandmother’s personal effects, she discovers that she was once engaged and madly in love with Paul before she met Noelle’s grandfather. After a Tik Tik video seeking Paul goes viral she is shocked to discover Paul is the much-loved grandfather of Theo.

The main action of the book, however, is a road trip between the three of them following the route mapped out that was once the planned honeymoon road trip between Paul and Noelle’s grandmother.

This book is beautifully written, full of poignant moments examining love in all its forms, including when to let go with love when you know you need to, and when to stay and fight. All three characters are evocatively portrayed I am stunned this is a debut novel. As someone who studied photography and got some bad feedback I can related to Noelle’s lack of confidence in herself and her abilities, as well as those yearning feelings for wanting more but stuck unable to dig yourself out. I also loved that whole Theo and Noelle has lingering enmity (mostly on Noelle’s end) that she didn’t resort to the same old, tired cliche of the enemies to lovers trope by lingering up the enmity by making Noelle resort to childish pranks and nonsense. Instead Joyce cleverly eschews that for a more mature approach where each learns more about the other for better understanding, which, in turn, allows them to deal with their growing attraction in a more healthier manner.

I felt am immense grief after finishing that I had to re-read it again. Thank you Jessica Joyce,

This book is such a rollercoaster of emotions. From the get go this book is filled with sadness undertones of Noelle losing her Grams, which really pulls at your heartstrings. This is counteracted with the funny quirky quips between Noelle and Theo which I absolutely loved and makes it such a fun lighthearted read.

The relationship between Theo and Noelle is dream worthy. I loved their quick whitted replies to each other and how those changed when they realised they were both feeling the same for each other. Paul is just adorable, I love his interactions with Theo and how he means the world to him but how he also treated Noelle with nothing but love and respect.

This book made me really want to pack my camera and go on an adventure. It also made me long for some more time with my grandparents. There was just so many feelings within the words Jessica has written, I even teared up a little towards to end. Such a beautiful read and I can't wait to read more of Jessica Joyce's future books.

I’m sad this one doesn’t come out until July 2023 because I want to talk about it with everyone I know - I absolutely adored this story and I’m so glad it found me. If you love sweet grandparents stories, but also love a contemporary romance with lots of sexual tension, this has both. This will be one of my favourites of 2023.

Noelle Shepherd is going through it - She’s recently unemployed, living back home with her parents, while grieving the loss of her grandmother, with whom she was incredibly close. While looking through some of her gran’s things, she finds old photos and a love letter to a man who was not her grandfather. Noelle posts an anonymous TikTok, asking if anyone recognises the man, in hopes to learn a bit more and feel close to her grandmother again. A random account comments on the video, says that’s his grandfather Paul, and they set up time for the three of them to meet.

At the coffee shop, Noelle realises she knows Paul’s grandson - It’s Theo Spencer, her old high school nemesis who she used to compete with at just about everything. Noelle is smitten with Paul, and is overcome with emotion from learning new things about her grandmother, so she puts up with facing Theo in order to continue this new relationship. Paul shares that he and her grandmother planned to elope and go on a road trip as their honeymoon. Noelle is called to take the trip herself, and it’s decided that Paul and Theo will join her.

Enemies to lovers tropes can be tough for me to get into, but this was done so well and I flew through the story. I gasped at some of the cheeky things Theo said and I cried while reading through Noelle’s journey trying to navigate grief from her her grandmother’s death. It’s one of those books that you’re like, how in the world is this a debut novel - The characters were so rich, the story flowed great, and it was a fresh take on a road trip. I loved this couple and they were so easy to root for throughout.

Jessica Joyce’s debut romance is about as contemporary as they come: it kicks off with a TikTok video, and uses a lot of our modern day conversation, technology and culture to tell its story. Written with wit and scrapes of humour, we follow the story of Noelle, as she goes on a trip with her once nemesis and his grandfather to rediscover herself and her passion while grieving her grandmother.

The themes of grief, coming of age as an adult, rediscovering yourself and your dreams and family are conveyed quite convincingly, though not in any groundbreaking or deeply emotional way. I like how lighthearted it read despite the heavier ideas it grapples with, and I think the characters are all given that edge of humanity amid their silliness.

Unfortunately, I felt the main romance of the two characters was quite boring. The build up is very well done, but as soon as they get together, their chemistry wasn’t really working for me as much: in short, it bored me. I didn’t mind pushing to the end because I did feel like they deserved to be happy, and I wanted to see it happen, but there were very few of the desired squeals and kicking of feet in the air for cute moments. Overall, something a lot of people could enjoy and delight in, even though many will feel it doesn’t completely hit the spot.

I would like to start of by saying thank you so much for allowing me the opportunity to receive this ARC! I am so grateful :)

I fell head over heels in love with this book straight away. Noelle is amazing! The relationship we learn about between her and her gram is so heart-warming. That heart-breaking, familiar feeling of grief she feels is so real and I know resonates with me as well as others who will read this book. Then we meet Paul, this man made me smile so much. How he wants people to be happy and cares so much about them. And then, Theo...he is so perfect! Him and Noelle make the perfect grumpy x sunshine pair that you cannot help but love.

This book made me feel so much. It gave me hope, it made me cry, it made me laugh, it made me smile and it made me wish I could read even more about them.

I am still trying to find the words to encapsulate how much I adore this book and how it felt like a warm, comfort blanket in the midst of a storm.

This book was nothing short of spectacular. The premise was so unique and so well executed. The characters, each and every one, were so well written and placed. I adored both Theo and Noelle. The chemistry was off the charts. Honestly, you could cut the tension with a knife.

Writing the perfect enemies to lovers trope is usually not an easy task, but Jessica Joyce really nailed it here. I think she'll definitely be an auto-buy author for me.

So, I'm just going to start with saying, I probably won't be able to do this book, this story, justice... no matter how much I write.

I was not ready for this book.
I was not ready for the emotions it would make me feel.
I was not ready for it to be over.

It made me ache for another moment with my grandparents, yet smile because I remembered all the happy memories.

It made me want a love that defies perfection, just like Theo and Noelle.

It made me want to book a trip and create a story.

This book was breathtaking from the get go, the enemies to lovers, the humour and fun. The real heart wrenching emotions and the story within a story.

I loved this book, literally loved it. This author is going to be one to watch.

I just wish I could read it again for the first time.

4.5/5 stars! Wow! What a ride. I really enjoyed this romcom. It was fun to see social media playing a role in this story. This book reminded me of the movie "Letters to Juliet." Enemies to lovers done right. I loved seeing Noelle and Theo grow together and their chemistry lept off the page. Shout out to Grandpa Paul too!

How is this a debut novel??
The writing was so good and engaging that I could not put the book down!
(And because I need to catch up on the studying I missed yesterday, I'll keep this short)
⇝ Loved the banter!
⇝ There are some absolutely wholesome relationships in there, and it melted my heart.
⇝ I really liked how the MCs dealt with their relationship problem. I don't want to spoiler you, so you have to read for yourself. But often I feel like too many stories are trying to be dramatic for the drama's sake, and in this book it's so believable what they go through. I hurt, laughed, and cheered with them.
⇝ Some themes and messages resonated so much with me, and I'm glad I read it when I needed to hear them.

Definitely recommend!!

Omg this was amazing I loved it so so much!I couldn't stop reading it!What a journey, it was sweet,steamy,sexy, funny and heartwarming.


I just found my new favorite couple.Theo and Noelle has the best connection, I was so invested to their story , they gave me all the feelings!I adored them, Theo was a swoonworthy hero and Noelle was such a sweetheart.Plus Paul was such a great character I enjoyed his moments too!


I can't believe this is a debut , I'm excited for whatever this author write in the future!I loved the writing and the characters rocked this story!

I was so gutted to find out this was a debut by Jessca Joyce because I need more of her books!

This was heart-wrenching because I, like Noelle, am so close to my nan and even a few pages in, I was already crying. The way that the relationship between them was written was incredibly touching and I loved rhe whole premise of the story.

It was sweet, sad, funny and sexy. Theo was an amazing H and I really enjoyed the interaction between him, Paul and Noelle. I also loved Thomas and Sadie, despite them having limited appearances.

I am now desperately awaiting Jessica's next book! This is a must read for all romance fans!
