Thank you to NetGalley and the publisher for the ARC.
This was an really good book. Loved the boat house setting. Was kept guessing through the book with the back and forths and loved how the ending panned out
⭐️⭐️⭐️
I love Keri's books, she has a real talent for drawing you in and immersing you in the story.
I thought the characters were brilliantly developed and the plot was really well thought out.
Lots of tension and suspense and plenty of drama and more twists than my favourite roller coaster.
Highly recommended, 5 stars from me.
@keri.beevis’ newest book, The Boat House, is a dark domestic thriller. It hooked me from the first page and is full of secrets and twists. The story is told through fast paced short chapters and dual timelines. The main character, Emily, is surprised by her boyfriend, Max, with a romantic getaway to a stone boat house in Norfolk Broads. However, she quickly comes to believe that they are being watched. Is it someone from one of their pasts that has followed them on vacation or just Emily’s imagination?!
I recommend grabbing this book to read, along with the rest of Keri’s books!
Thank you Boldwood Books and @netgalley for allowing me to read this book ahead of publication in exchange for my honest review.
Keri Beevis will forever be an author that I drop everything to go read. This book did not disappoint. The Boat House wasn’t as fast paced as some of her other thrillers, but the storyline needed the back and forth perspective from past and present. I loved thinking I knew what was going to happen when in reality, I didn’t. I was constantly empathetic towards Emily and found myself connecting with her. A must read if you’re into domestic thrillers!
The Boat House is a gripping thriller that keeps you hooked from the very first chapter!
Thank you Netgalley and Boldwood Books for this opportunity to ARC review this book!
This was a book that had both the mysterious and creepy trope elements smashed together as we follow Emily and her boyfriend, Max, try to enjoy a vacation at a secluded gorgeous boat house.
Their happy time quickly evaporates as a lot of things happen mysteriously around like someone stalking the house / lurking within the house.
This is somewhat medium paced with short chapters that build the tension while you read. I enjoyed reading this book!
Thank you Netgalley and Boldwood for my ARC of this book.
Firstly wow what a start to the book, talk about start with a bang!
This book has to be the fastest I've read and I was pretty hooked throughout.
I would say this was a domestic thriller (something I seem to like at the moment) and the only thing I dropped a star for was the fact both Emily and Max kept saying no more lies yet there was one more there each time.
I certainly knew early on what was going on so I didn't get the mystery factor.
That being said, good fast read. Very easy to follow as not too many characters.
Lastly the one thing that did bother me a little was the 3rd person aspect, this maybe would have been better from 2 POVs
CAPITOL C-Creepy.
A sort of locked room mystery but....it's something beyond that. This is a couple and a dog. Emily and Max are off on a romantic getaway but when strange things start to happen.....it's no longer a romantic weekend but a weekend that they need to survive.
Thanks to NetGalley and publishers for the opportunity to read and review.

Emily, after the death of her remaining family member, is reeling from stress and grief when her boyfriend Max decides a weekend away is the answer to their problems. Only when things start going wrong, Emily realizes that they aren't alone at the boat house, and this may not be the relaxing getaway they dreamed of.
The Boat House is your average domestic thriller. It wasn't incredibly unique, but it did keep me engaged, and I finished the entire book in one sitting.
In terms of the mystery aspect, it wasn't super hard to guess what was going on. There were some red herrings that I feel the author threw in and didn't properly tie-up in a satisfying way, and I did guess the bad guy pretty fast, but I was still really curious to see how it would all go down.
If you're a fan of quick, easy to digest thrillers, The Boat House is for you.

This was such a captivating and addicting fast paced thriller! The setting of the book, in an isolated cabin surrounded by the woods, added to the eerie atmosphere and had me stressed the entire book which I love. I also really enjoyed both Max and Emily as characters so I was rooting for them and I applaud the way that Keri touched on difficult topics within the story,
“Max Hunter, my boyfriend, booked the beautiful boat house on the Norfolk Broads as a surprise autumn break A week away to heal after a fraught few months following my father’s death. A chance to put the lies and secrets behind us and to start afresh. But in the silence it feels like someone is out there. Watching, waiting and taunting me. When strange things begin to happen, I know this isn't going to be the relaxing break it’s supposed to be. As I become more jumpy, Max’s patience begin to wear thin. He thinks I am imagining things. But he doesn't know the huge secret I am keeping, so big it could destroy us. I have every right to be fearful and I have to make sure he never finds out the truth. But what if I am already too late?“
Thank you to @netgalley @keri.beevis @theboldbookclub for the opportunity to read this book early, all opinions are my own. The Boat House releases August 24th!
The Boat House is where Max has booked for his girlfriend for a weekend getaway hoping for a fresh start after a tough year. But things immediately start going south in the House and the couple only want to leave. But then, they can't can they?!
This was a quick read with short chapters going back and forth as our MC Emily telling the story. Which was hard for me because she can be really stupid at times. Once is fine, but always making stupid decisions is just unbearable and that's what the main character does throughout the book!
If you like popcorn reads with too much drama and a not-so-dark thriller then go for The Boat House.
Before writing my review, I want to thank NetGalley, Keri Beevis, and Boldwood Books for gifting me the ARC of THE BOAT HOUSE! It was such a privilege to read this before publication. And I appreciate you trusting me with an honest review!
This was such an engrossing, intense, suspenseful read!! I had an incredibly difficult time putting the book down. I could have easily finished it in a single afternoon, but life makes that impossible! I love love Keri Beevis’s writing style and the way she helps the reader feel the character’s emotions through the inner dialogue and narrative. The chapters flowed brilliantly between past and present, causing no confusion as often happens in such instances.
The characters were well developed, especially our protagonist, Emily. Her relationship with her boyfriend, Max, wasn’t perfect, and both were flawed, making a few bad choices they later regretted—but this only humanized them and helped the reader relate to them more. You felt Emily’s pain and anguish, and celebrated her when she found the strength she needed in the end. And Keri Beevis wrote our antagonist brilliantly, allowing us to see what appeared to be a compassionate person turn into a monster right before our eyes.
And we must not forget Scout, their sweet collie, and my very favorite character in the book. She was so loyal and brave in the face of danger, as only dogs can be!!
If you haven’t read Keri Beevis yet, don’t waste a minute picking up one of her novels. You’ll wonder why you waited so long!!
The Boat House is a gripping thriller which grabbed my attention from the beginning and never let go. There are secrets, lies, obsessions, a boat house, and a dog! What more could I ask for?
Max has arranged a week away with Emily, his girlfriend, at boat house on the Norfolk Broads. Things have been rough. Emily's father has been ill and passed away. Plus, there are secrets and lies. This is a time for them to reconnect and focus on just themselves (and their dog, Scout). Their weekend away soon becomes a nightmare. Strange things are happening which have Emily on edge. Max is getting irritated but soon even he can't deny that maybe, just maybe there is someone out there...
This became a captivating, fast paced page turner. As the tension mounts and more is revealed about all the characters involved, I was glued to the pages. I enjoyed how Beevis lets readers in on just enough information at certain parts in the book to keep thing moving, addictive, and shocking. This book takes a sinister turn as things begin to happen at the boat house. I feared for Max and Emily and was on the edge of my seat as the danger mounted.
Beevis has written another book and picked the perfect setting with the secluded boat house. I enjoyed both Max and Emily. They are flawed and make mistakes, keep secrets, and don't always use the best judgement. Then there is a character that is twisted and dangerous.
This book was pure enjoyment. I enjoy reading Keri Beevis's books. They are hard to put down, full of twists and turns, fast paced and hard to put down. I'm already looking forward to her next book.
Gripping, well written, addictive, and fast paced!
Keri Beevis you did it again!!!!
I absolutely love your writing and so glad I got the chance to read this ARC due to be published August 24, 2023.
Emily and max and their dog Scout are the main characters. Emily and Max have a good little life until she starts visiting her dad who’s dieing and meets this really sweet man named Connor.
Or so she thought he was nice! Things start going down hill will Emily be able to keep her little family safe?
I 100% recommend reading this book you will not be disappointed at all!!
Thank you Netgalley, Keri Beevis, and Boldeood books!
Thank you to NetGalley and the publisher for the ARC.
This was an ok book. Some back and forth storylines that I felt were a bit much and it was all around a little far fetched.
I didn’t really like any of the characters all that much but was still able to stick with the book.
I didn’t love this one. It was just ok.
Enjoyed reading this book! It was fast paced with some drama ! I liked the premise of a boat house ! It was a fun read.
Max takes Emily away for a week in the Norfolk Broads, along with their beloved dog Scout. They both have secrets that they need to put behind them and need time away together to reconnect, especially as Emily is still morning the recent loss of her dad.
Weird things start happening in their holiday home, The Boat House. Items move unexpectedly, and it starts to freak Emily out, whilst Max isn’t convinced that Emily isn’t imagining it. On a walk with Scout the couple come across an abandoned cottage opposite. While there are no signs of life, Max and Emily believe that somebody is definitely squatting there, when they find a ruck sack containing belongings, including a sleeping bag.
As the strange goings-on escalate, Emily is forced to face her past and confess all to Max.
I whizzed through this book in a matter of days. It’s such a thrilling read, and the plot fell cleverly into place as the story progressed. Another truly gripping psychological thriller by one of my favourite authors. I highly recommend this book – an easy 5 stars!
WOW I was totally hooked from the first page and read this in one day. Emily and her partner Max have been finding things tricky for various reasons. So Max decides to book them into a Airbnb on the Norfolk Broads to help them to reconnect. What Max doesn’t know though is that Emily has a secret…...
There are twists, turns and just when I thought I knew where it was going I was proved wrong. Very atmospheric and creepy this is brilliant. The fact that this is based somewhere that I know really well was also a bonus for me. This is the first book by Keri Beevis that I’ve read but it won’t be the last! Thanks to Boldwood Books and Netgalley for the ARC
Having read The Summer House by Keri Beevis, I knew that I had to request The Boat House and could not wait to start it when I got accepted for an ARC from Netgalley.
I love Keri Beevis' novels and I literally fly through them so quick. For me The Boat House was such a good read, but not as good as The Summer House as that has to be one of my favourite novels but non the less this is a really good read.
We meet Emily, and her partner Max is whisking her away for a stay in Norfolk in a very secluded Boat House. Obviously the story is not as straightforward as that as Emily is keeping a few secrets from Max.
From the very first day, Emily notices some not very normal going and she is scared, Max thinks she is being paranoid but not when he finally learns the truth.
Having recently lost her father, Emily is coming to terms with it. Her father was in a hospice and there she met Connor - an evil man who will not get out of Emily's life.
Told from Emily's perspective throughout the novel, we learn of what happened with Connor and how evil he is and we also learn lots more about Emily and Max's relationship.
A really good and page-turning read that I thoroughly enjoyed. I love Keri Beevis' work and can not wait for the next one.
Thanks to Netgalley, Keri Beevis and the publisher for allowing me a copy of this ARC in exchange for my honest review.
Emily has been having a difficult time of late, and worries that this is impacting her relationship with her boyfriend Max. It is hardly surprising the she is struggling, given that she lost her mother and sister in an accident, and that early loss was not easy to get over.
Because her father was unable to handle things, Emily was subsequently raised by her aunt, who functioned as a second mother. Unfortunately, she too has passed away now.
And to make matters worse, Emily recently found out that her father needed to be moved to hospice care.
In an attempt to get the relationship back on track, Max has booked a holiday for them on a houseboat, in the hope that some peace and quiet will help them find their way back to each other. Unfortunately somebody else has plans to ensure that this does not happen, so things start going awry almost immediately...
This is an atmospheric and seriously creepy read that's best gone into without knowing too much beforehand. Once again, Keri Beevis has delivered the goods! I give this 3.5 stars.
A very tense and creepy read. Quite dark, and set in winter in Norfolk. Brooding and atmospheric I enjoyed this one very much even though it made me shiver at times. This would make a great film. As long as they used well known actors. My thanks to netgalley and the publishers for giving me the opportunity to read this book in return for an honest review.
