I'm a huge fan of Miranda Rijks, and this latest read is another electrifying addition to her collection!

The Browns live the dream in their stunning London townhouse, ready to swap homes with the Lesters, who boast an exquisite chateau in France. Both couples are thrilled about their upcoming adventures, but there's more than just excitement brewing—each hides tantalizing secrets! The story kicks off at a leisurely pace, carefully crafting richly developed characters and intricate details. But once the plot kicks into high gear, hold on tight! This tale is a rollercoaster of twists, jaw-dropping revelations, unexpected shocks, and scandalous bombshells. As always, the author's storytelling brilliance shines through, leading us to a sensational conclusion after peeling back layers of deception and intrigue.

The Browns will exchange their London townhouse for a stunning chateau in the south of France, the perfect place to relax and rekindle their flagging marriage.
And the Lesters are looking forward to showing their son, Rafael, around their old haunts in the British capital.
Sounds wonderful. Except for one thing - both families are hiding dark secrets, and secrets have a way of coming out...
Miranda Rijks, ever reliable for a good thriller, has nailed it once again. A house swap, different countries, alternating POV's, shady pasts - this had it all and I lapped it up.
Great settings, great storyline, great characters. I thought it was well written, a good couple of twists, a decent amount of family drama and a satisfying ending. What more could you ask for. Top marks!

Miranda Rijks does it again with The House Swap. In her usual fashion, Rijks draws me in right from the beginning. This one is filled with deceit and lies with an ending that you will never see coming, Clear your schedule because you will not be able to put this one down

Two families swap homes for the holidays, but their getaway plans unravel as dark secrets emerge, a break-in and mysterious disappearance haunt the Browns in France, and the Lesters' teenage son vanishes in London, leading to devastating consequences.

While the summary felt slightly misleading, the book delivered unexpected twists and kept me hooked. I always enjoy multiple POVs, and this one was no exception.

The story took its time to develop before diving into the lies and deceit, but the pacing worked perfectly, allowing a deeper understanding of the Elodie, Piers and Rafael. I thoroughly enjoyed unraveling their layers and following the suspenseful narrative.

Miranda Rijks has earned a new fan—I’m definitely diving into more of her books!

Miranda Rijks books always managed to grip me and this was no different, the tension and suspense was so well done, it kept it exciting all the way through.

I have read several books by Miranda Rijks and she always tells a good story! This compelling story is about a house swap: a couple in London exchanges houses with a couple in Tuscany, France for vacation. It’s a simple premise that becomes, of course, complicated. Recommend this book and all of Rijks’ books!

When a real estate company decides to start promoting house swaps, one of its principals and her husband decide to trade their posh London home for a chalet in France for a 2 week holiday. Unfortunately, the chalet is not quite what is was touted as. The building is crumbling and under reconstruction. The neighbors at the vineyard and winery next door are friendly enough, but something seems a bit odd with them. While there, the husband gets some life-changing news.

The London apartment is magnificent, but the couple and their 17 year old son are at odds. No one can seem to agree on what to do on their holiday and prices at breathtakingly steep for the couple that is struggling to keep their heads above water.

And then some strange things start happening in France. And become odder and scarier. Meanwhile in London, the 17 year old disappears.

The book is a bit slow to get into, but once things start rolling, the last scenes are shocking and unexpected. I flew through the last segment of the book.

Told from dual perspectives, The House Swap, invites readers in to the lives of the Browns and the Lesters.

The Browns - Elodie and Lewis - are a wealthy couple living in London. Elodie is in real estate and property management and with the help of her close friend and business partner Niall, she’s looking at the possibility of adding “house swaps” as an option for clients.

It’s decided that the Brown’s will swap houses with the Lester’s - Susan, Piers, and their seventeen year old son, Rafael. They live in a chateau in France and are very excited for the opportunity to spend a fortnight in London.

Immediately, strange happenings occur in France once Elodie and Lewis arrive. And Piers can’t help but notice how distant and closed off Susan has become; the complete opposite he thought would happen while on holiday.

As further secrets are divulged, readers are taken on quite the scandalous and shocking ride! I certainly did not see the last portion of the book playing out the way it did but I always seem to think that when finishing a book by Miranda Rijks. If you enjoy domestic thrillers, you won’t want to miss this one!

A couple in France decide to swap houses with a couple in London for a free holiday. Once they arrive at their new locations, the real mystery begins. Strange things begin to happen and the holiday is no longer fun. There was an interesting turn of events that I didn't see coming. The book moved a bit slow for my taste and the ending was a bit too far fetched. Thank you to the publisher and NetGalley for a free advanced copy to read.

The House Swap is about two families, one from London and the other from France swapping homes for a vacation. Little do they know both families vacation will turn into a nightmare!

This is a fast paced thriller with lots of lies and deceit from all parties involved with an ending I did not see coming! You will definitely want to put this book on your to be read list!

Another stellar book by Miranda, slowly climbing to the top of my favorite authors list.
The premise is simple, Two couples swap houses hoping for a relaxing vacation. What can go wrong? Just wait and see!

This book is written in multiple POVs (which I love), short chapters, easy to follow and keep you interested in the story. So many twists and secrets … o had no idea what was going to happen. It was a quick, entertaining read.

Just when you think you are going to have a nice relaxing vacation all hell breaks loose.

If you can’t trust the people closest to you then who can you trust?

Deceit, deception, attempted murder……….what do they have in common? Read to find out!

Good story that will keep you guessing. You won’t be able to put this one down.

Miranda Rijks has done it again, written another thriller that was hard to stop reading. Two couples decided to swap houses for two weeks. If it's successful, it could work as a big investment for one of them. One wealthy couple from London trade places with a couple (formerly from UK) but now live in a villa in Provence. The couple from France have a teen son who doesn't want to relocate even for two weeks but goes along for the ride. He meets a neighbor teen, and they get mixed up in some monkey business. Each of the couples have big secrets and the twists keep coming. The final resolution is very tense and has lasting impact on everyone. With a great ending, this is a book to read and enjoy as I did. Happy to recommend it.

Wow, okay, lol. This book is an absolute rollercoaster of a thriller! From page one, it grabs you by the collar and doesn’t let go until the final word. The story revolves around two couples who decide to swap houses for a vacation. What starts as a brilliant idea quickly turns into a whirlwind of secrets, lies, and danger, especially as Elodie explores this concept for her real estate business.

Miranda cranks up the suspense like a pro! This book keeps you guessing at every turn. The story is told from multiple POVs, adding depth and keeping things interesting as you dive into each character’s mind. The characters are beautifully flawed, each hiding their own dark secrets that keep the tension high and the stakes even higher.

Good luck putting this book down once you start! I made it through this book in 1.5 days! Just when you think you’ve got it all figured out, the twist you’ve been waiting for, hits you out of nowhere, leaving you wide-eyed and hungry for more.

I thoroughly enjoyed this book. Told from multiple pov both in the French home and the English home, this story is very cleverly layered. The description of both homes gave s really good grounding to the story bringing the characters to life. Excellent storyline and well paced throughout.

I really liked the setup of this story - a family in London & France do a house swap - and found the writing to be very atmospheric, which pulled me in quickly. However, I felt the pacing of the story was odd, and it took a very long time to build to more "thrillery" elements.

I thoroughly enjoyed this mystery thriller! The action takes place bouncing back and forth between a posh London townhome and a quaint chateau in the French countryside. Basically, two wealthy families decide to test out a "high-end" house swap but nothing is quite as it seems at first, and as the story unfolds the mysterious strings between these apparently unconnected families start to close in and you gradually begin to understand what's going on. By the end my pulse was pounding, and I may have actually screeched "WHAT...?!" right out loud.

Definitely a good slow burner to start but as the action unfolds you'll have a hard time putting this book down. Also gave it 5 stars because I didn't figure out the ending beforehand; well done!

Two couples. one couple who lives in France, the other couple who live in London decide to swap houses for a short break - what could possibly go wrong? It's a vacation for both of them and the perfect chance to repair their strained relationships. But both families have lots of secrets - I did manage to correctly guess a couple of them. But then, seventeen-year-old Raf disappears from London as secrets unfold.

This story is told from multiple perspectives. The pace is steady, some of the twists were unexpected. As the story jumps back and forth between France and London. it gives us an insight into what is happening in both homes and their different lifestyles. The characters are well-developed in this gripping read. I thoroughly enjoyed this book.

The House Swap by Miranda Rijks is a gripping and suspenseful psychological thriller that will make your heart race and blood boil!
It started so innocently but chapter by chapter thrilling speed picked up and I couldn't flip the pages fast enough!
Told in one timeline so easy to follow even though there are 3 POVs.
Elodie and Lewis do a house swap with Susan and Piers, and their 17-year-old son Raf.
Elodie wants a peaceful stay in France while Piers needs to visit a doctor in the UK so staying without the pay in London is more than handy.
Everything looked so simple but as we know this is not how thrillers work. As we can guess, an innocent swap turns into an uncontrollable nightmare!

As Always, Miranda builds the chilling atmosphere and makes you love and hate characters!
