This story is well plotted and is a page turner. The characters are well developed and believable. The ending surprised me
A suspenseful and twisty mystery that will have you wondering WTF is going on!! I loved the characters and the writing style. Great book!
Thanks to Netgalley and the publisher for an ARC of this book. I have chosen to write this honest review voluntarily and it reflects my personal opinion.
Hanna is an estate agent who never seems to be working: starting late, leaving early and losing track of meetings she's arranged she never seems to complete anything, even lying to her boss about what she's doing. To cap it all she seems to have the idea that she is much more able to solve her friend's murder than the police - this is hardly surprising as she hides so much information from them. The story is littered with characters who try to ask her about what is happening, muddying the waters, but I thought this was quite laboured. The subplot of Simon and his daughter Sam did not seem to be anything to do with the story, more of a page filler. If this book had been advertised as a cosy mystery with less pages I think I would have enjoyed it more but I found myself struggling to finish it because it didn't seem to be going anywhere.
Thank you to NetGalley and the publisher for the ARC.
This book has a little bit of everything and I really enjoyed it. Well written mystery.
This book has a murder, a love affair, lies, deception, and Hanna. Hanna is a real estate agent who is faced with a moral dilemma. She tells a lie in order to help a friend, claiming to keep an appointment at Three Albert Terrace that never actually happened. Then a woman's body is found at the property and she has to decide whether to protect her friend or tell the police what she knows.
The characters were well-developed and the ending was great as well. It was a great quick read and I would recommend it. Thank you to NetGalley and the publisher for the advanced reader copy.
An enthralling murder mystery involving estate agent Hanna. I loved Hanna and the plot was mysterious and kept me turning the pages wanting to know more..
The plot was ingenious and I really like the characters as well. If you’re looking for a fast pace story that you can get swept into fairly quickly this is the book for you.
I actually really enjoyed trying to plot everything together in this book and to try and discover what had happened in three Albert terrace. I also think that the author did a great job convincing us to feel for a character who people wouldnt always immediately gel with. I think it was written well and I look forward to reading more from this author in future.
An unusual story. I was most surprised to find myself sympathising with an estate agent! A dead body in an empty house is sure to affect sales!!!
Three Albert Terrace is well-plotted and the storyline had me engaged from the start. Hanna is an estate agent. She finds herself in a dilemma one day and decides to lie to protect her friend and colleague, Adele Stevens who is struggling. I found the well-fleshed-out characters believable. The ending might surprise you as it did me.
I received a complimentary copy of this novel at my request from Matador via NetGalley. This review is my own unbiased opinion.
Firstly thank you Netgalley for this ARC
A mystery and suspense, twists and turns a really good page turner.
A murder, (then another)
a love affair, (then another)
lies, deception, (viewings) and
Mme Bovary.
Hanna, a small-town estate agent, is faced with a moral dilemma. To help a friend and colleague, she tells a lie, claiming to keep an appointment at Three Albert Terrace that never took place. She finds herself drawn into a criminal investigation when a woman’s body is found in the empty property. She has to decide whether to continue to protect her friend Adele, or tell the police all she knows. Or maybe try to uncover the truth for herself..
This is a brilliant read.
Wonderful well written plot and story line that had me engaged from the start.
Love the well fleshed out characters and found them believable.
Great suspense and found myself second guessing every thought I had continuously.
Can't wait to read what the author brings out next.
Recommend reading.
I was provided an ARC from NetGalley and the publisher. This is my own honest voluntary review.

Where is Adele?!?
Hanna is a real estate agent who can’t get ahold of her friend and coworker Adele, but a body was found in a property that Hanna saw Adele entering multiple times with “a man”. Is Adele dead?? Or did Adele kill the man? Who is the body?? Then we get a letter from Adele so she must be okay! Or is she?? Whatever is going on, it’s very clear that Hanna is hiding SOMEthing.
Just when I thought I knew exactly where this story was going, it completely flipped on me!
This book was a quick easy read with SHORT CHAPTERS 💕💕 I absolutely love short chapters!
Overall a very enjoyable, light mystery read.
Thank you so much to Netgalley and Metador for my ARC in exchange for my honest review 💕
This ARC was provided to me via Kindle, from Matador and #NetGalley. Thank you for the opportunity to preview and review. Opinions expressed are completely my own.
A mystery full of suspense, twists and characters who are perfect for the story.
The blurb reads

This sounded right up my street and I was super excited to start reading this from Netgalley. We meet characters Hanna and Adele. For me personally, they were not the characters that I could relate to in any way or form and I found Adele to be slightly irritating.
Hanna is an estate agent and her colleague/friend, Adele, asks her to tell a lie and this small, seemingly white lie turns itself into a big problem as there is a body found in the house that Hanna said she had a viewing at "Three Albert Terrace". Hanna is thrust into a world of deceit, lies and mystery and we follow Hanna on her journey.
A good read, characters a bit blah but altogether a good premise of a book.
Thanks to NetGalley, M.S.Clary and the publishers for allowing me a copy of this novel in exchange for my honest review.
I think with a little more editorial input this could be an excellent book. Currently the lack of believability and amount of silly sub plots makes this a difficult read.
A Perplexing Dilemma…
An estate agent is faced head on with a perplexing dilemma and caught in her own web of lies in this intriguing suspense. As the heat rises, the lies deepen and the web closes in. Well woven with a nicely crafted cast of characters and an intriguing storyline which leads the reader to a, perhaps, wholly unexpected denouement.
I really wanted to love this because the premise was so unique and seemed like it'd be a really good plot but I struggled with this. It felt incredibly scatty and the writing seem jumpy and jumbled. The plot didn't move forward very quickly and why there was a stalker suddenly brought in was jusy beyond me. The character made really weird decisions n seemed to lie about things that could be easily verified and make stupid decisions so she didn't really win me over. I speed read through a lot of it just to end my misery. Such a shame from what could have been a wonderful book
I really enjoyed this book, it was well written with an absolutely gripping storyline and well developed characters - a lot of whom were unlikeable but I think that added extra tension to the plot. The twists left me guessing all the way through, I couldn't put it down and read it in one sitting. A great read that I will be recommending to all my thriller lover friends,
